<br />7A <br /> <br />Lighting: The Council heard from neighbors that more lighting is required along MurraVage 2 <br />Court. Staff has verified that two street lights exist along Murray Court, approximately <br />165 feet south from the intersection of Woodside Road and Murray Court; however one <br />of these lights may be inoperable. Staff will order service for the existing street lights, <br />and will make sure that they are functioning regardless of the outcome of this Use <br />Permit review. The property owner is also willing to provide an exterior light for the <br />parking area. <br /> <br />Traffic Calming: Traffic calming is a long--standing neighborhood topic and a number of <br />speed hump installations can be found throughout the Redwood Oaks neighborhood. <br />Because traffic from a massage establishment would be substantially similar to other <br />allowed uses of the building, the need for additional traffic calming in the neighborhood <br />or specifically for Murray Court can be considered in a process apart from this <br />application. The City's transportation group can begin engaging the neighbors on <br />Murray Court to determine the level of support for the incorporation of traffic calming <br />measures on the street. <br /> <br />Parking: There are also numerous other uses that are permitted in this Zoning District <br />as matter of right, such as convenience stores, nail salons, cafes, and auto repairlrental <br />to name just a few uses. These uses may generate a significantly higher number of <br />trips and parking demand than the proposed use and thus, improving the parking <br />provisions as proposed by removing the exterior storage, providing new striping and <br />lighting should make the property as well parked as possible. <br /> <br />AL TERNA TIVES <br />. Provide additional reVISions and/or add additional conditions of approval to the <br />revised Notice of Official Action as deemed appropriate. <br /> <br />. Uphold the appeal, thereby overturning the decision of the Zoning Administrator <br />granting the Use Permit request.
