The applicant shall store trash containers within the building or construct a trash <br />enclosure outside in the parking lot. If the applicant chooses to construct a trash <br />enclosure it must be in compliance to all applicable codes. The trash/recycle containers <br />shall be left in the lot the day before the trash is collected not to exceed a 24-hour <br />period. <br /> <br />9. The property owner/applicant shall ensure that all six on-site parking spaces are clearly <br />identified and available. <br /> <br />10. The parking lot shall be re-stripped and demarcate the parking spaces, as well as the <br />property boundary/right-of-way edge along the Murray Court frontage prior to the <br />initiation of this use. <br /> <br />11. No parked motor vehicles shall encroach onto the right-of-way at any time. <br /> <br />12. The applicant/business owner shall inform all patrons to refrain from parking on Murray <br />Court and/or driving through the adjoining residential district. <br /> <br />13. The hours of operation for the business shall be from 10:00AM-6:00PM, Monday- <br />Friday, 10:00AM-4:00PM on Saturday and Sunday. The Use Permit shall expire after 24 months from the date of Council action. The <br />applicant may re-apply for a new Use Permit, provided that the business and its <br />owner/operator and employees are in good standing with the City. <br /> <br />44.15. <br /> <br />The applicant shall obtain a permit for any new signage. <br /> <br />4ir16. <br /> <br />The applicant shall comply with all applicable Fire and Building codes. <br /> <br />46r17. The applicant shall obtain a Building Permit for all improvements, prior to <br />construction. <br /> <br />~18. The business and it's employees (if applicable) shall acquire a business license <br />and any other required licenses, permits and/or certificates and shall keep them up to <br />date at all times. <br /> <br />43,.19. Any non-compliance with the above conditions may result 'in the revocation of <br />this Use Permit. Furthermore, in the event that the approved Use Permit generates <br />detrimental impacts to the neighborhood, including parking, circulation and noise, or any <br />other issue of concern as determined by the City, this Use Permit shall be subject to <br />review by the Zoning Administrator at a public hearing. <br /> <br />~20. Where a Use Permit has not been used within one (1) year from the date of <br />granting, either by beginning of construction of the improvements or by the initiation of <br /> <br />Page 4 of 5 <br />
