Approve, by motion, the contract documents for the Main Library Tenant Improvements and HV AC Replacement Project and award the contract to Rodan Builders Inc., of Burlingame for their responsive and responsible low base bid of $635,000.00, and authorize the City Manager to increase the contract amount up to 1 00/0 if necessary. 2. Approve, by resolution, amendment to the current budget to reallocate $285,000.00 from Capital Projects Fund - Contingency to Capital Projects Fund... Main Library 2006 Renovation to provide the additional funding required for this project. BACKGROUND The main library at 1044 Middlefield Road was last renovated in 1987. Conceptual planning and design efforts have been ongoing since 2006 for proposed improvements to both reconfigure the second floor interior space and replace the time-worn HVAC system. Council has previously approved the sole source purchase of replacement HVAC units for this project. The proposed contract includes the work to install the new HVAC equipment and the major renovation of interior space. Renovation of the interior space includes reconfiguring second floor area to better accommodate Project Read activities, the addition of 30 internet stations, a new Teen area, expansion of the language activities area, and to provide quieter study rooms. The technology lab wiring will also be upgraded to support the increased number of computers. The nine (9) bids received at the bid opening on July 29,2009 are summarized in the table below.
