Exercise caution when opening attachments or <br />clicking links, especially from unknown senders. <br />Honorable Council members, <br />After study of the proposed ADU ordinance (labeled "ATTACHMENT A" in <br />today's agenda), I am writing to urge you to reconsider the height <br />restriction on page 5 of the proposed ordinance, specifically striking <br />the "additional roof height that complements the roof pitch of the main <br />single family dwelling," as this will make second -story detached ADUs <br />more difficult to build. <br />As I wrote earlier this month, I am hoping to convert my existing (624 <br />sq ft) detached garage into a garage with an ADU on top. I am not doing <br />this to make a ton of money(!) ---payback is probably a decade ---but to <br />alleviate the severe housing shortage on our peninsula. <br />Because we plan to rebuild the garage with a higher ceiling to <br />accommodate a taller vehicle, the twenty -foot height limit, with no <br />allowance for roof pitch, will be somewhat of a challenge. I note that <br />section 3(b) of the proposed ordinance (page 5 of 12 in "ATTACHMENT A") <br />would strike "with additional roof height that complements the roof <br />pitch of the main single family dwelling..." <br />Absent the allowance for additional height to accommodate the roof <br />pitch, the ADU will need to have a shallower roof pitch and the <br />second -story plate height will likely be limited to seven feet. Vaulted <br />ceilings can ameliorate the reduced plate height, but the effect of the <br />twenty -foot limit on the height of the roof ridge will be to discourage <br />construction of this prospective ADU. Shouldn't Council be encouraging <br />the construction of housing to alleviate the poverty -inducing effects of <br />the severe decades -long housing shortage on our peninsula? <br />Sincerely, <br />Collin Park <br />Friendly Acres <br />
