6.B. - Page 2 of 64 <br />ANALYSIS <br />The developer's engineer completed the final map, improvement plans, and specifications compliant with <br />the Subdivision Map Act, City Ordinances, City Standards, and to the satisfaction of the City Engineer. The <br />final map creates 12 condominium units and one common lot. Water improvements include the <br />installation of a new 8" public water main within the private access drive, which will connect to the main <br />recently installed within the adjacent 150 EI Camino Real development. Services for the units will be <br />supplied from this new main. Two new fire hydrants will also be added. The project's sanitary sewer and <br />storm drain improvements include connections to the existing public systems within Finger Avenue and <br />EI Camino Real. The project is responsible for undergrounding a segment of overhead utilities and <br />removing an existing pole from within their project frontage on Finger Avenue. Additionally, all public <br />sidewalks will be improved along the EI Camino Real and Finger Avenue frontages, with public street trees <br />and streetlights added. <br />The developer, One20th, LLC, has posted Performance and Labor Security Bonds in the amount of <br />$1,055,118.00 as required by the Subdivision Improvement Agreement. The developer anticipates <br />completion of all improvements by mid -2022. All work associated with this project is being paid for by the <br />developer. <br />Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff and the City Attorney's Office. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />On April 2, 2019, the Planning Commission determined the project to be categorically exempt from the <br />requirements of the California Environmental Quality Act (CEQA), pursuant to CEQA Guidelines Section <br />15332 (Class 32 — "Infill Development Projects"). <br />PUBLIC NOTICE <br />Public Notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting <br />ALTERNATIVES <br />The City Council may choose not to approve the final map and associated agreements for the project. <br />Page 2 of 3 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />31 <br />
