ADDENDUM 1 TO <br />CALIFORNIA RESIDENTIAL PURCHASE AGREEMENT <br />AND JOINT ESCROW INSTRUCTIONS <br />1231 WARREN STREET UNIT #105 REDWOOD CITY, CA <br />This ADDENDUM 1 TO CALIFORNIA RESIDENTIAL PURCHASE AGREEMENT <br />(this "Addendum") is made by and between the City of Redwood City ("Buyer") and Rhonda <br />Coffman ("Seller"). The following terms and conditions are hereby incorporated in and made a <br />part of the Residential Purchase Agreement by and between Buyer and Seller dated of even date <br />herewith (the "Purchase Agreement"), on property known as 1231 Warren Street, Unit #105 <br />Redwood City, CA 94063 (the "Property"). <br />1. Purchase Price Adjustment. The Purchase Price to be paid by Buyer (referred to <br />as the Transfer Amount in the Resale Agreement) contained in Section 3(G) of the Agreement <br />may be increased, pursuant to Section 9b of the Resale Agreement, by the value of any <br />substantial structural or permanent fixed improvements (improvements which cannot be removed <br />without substantial damage to the home). Improvements need to have been: <br />1) Made or installed by the Seller <br />2) Approved in advance by the City of Redwood City; and <br />3) Initial costs were $500 or more <br />The parties agree that the bamboo hardwood floors is an approved Capital Improvement and the <br />Purchase Price shall be increased by $3,000 based on the original cost of $5,000 in 2010 <br />depreciated over 27 years. Seller must provide documentation of the original cost to Buyer <br />within 10 days of the Purchase Agreement. Seller's failure to timely submit documentation shall <br />be a waiver of the Capital Improvements increment of the Purchase Price. <br />2. Required Repairs to Put Home in a Sellable Condition. Pursuant to Section 9b <br />of the Resale Agreement and consistent with Section 16 of the Purchase Agreement, the Property <br />must be put into a sellable condition and shall be inspected by Buyer or Buyer's agent or <br />representative to determine if any repairs and cleaning need to be undertaken in order for the <br />Property to be considered in a sellable condition. Buyer will coordinate with Seller to schedule <br />the inspection(s). A final inspection will be conducted after the unit is vacated but no less than <br />one (1) business day before the close of escrow to ensure all the listed repairs and cleaning items <br />were completed. <br />3. Title Reports. Buyer will requires an ALTA Extended (Homeowner) Title Policy <br />subject only to the following exceptions listed in the Preliminary Title Report issued by First <br />American Title Company dated August 3, 2021: 1-2 (pay current); 3, 6, 10, 12. Seller agrees to <br />remove the following exceptions 4, 5, 7-9, 11, 13.
