<br />Existing Land Uses <br /> <br />The Closed Dodge Site directly abuts single-story single-family homes along the southwestern property line. <br />In addition, there are multi-family residential buildings on Samson Street and Alden Street. This area, <br />referred to as both Mezesville and the Centennial neighborhood (see previous discussion above), includes <br />the Mezesville Historic District, which contains many nineteenth and early twentieth century residences. <br />Northwest of the site, along Veterans Boulevard, are several auto-related uses, including a vacant used car <br />dealership, an auto body repair shop, and a towing yard. Between the Dodge Site and Whipple Avenue, <br />most of the businesses consist of light industrial uses and auto-related uses. Across from Veterans <br />Boulevard, northeast and southeast of the site, properties are largely developed with professional office <br />uses. A few industrial and similar businesses are located along Price Avenue between Brewster Avenue and <br />Convention Way. <br /> <br />General Plan Land Use Designations <br /> <br />The New General Plan designates the south side of Veterans Boulevard between Brewster Avenue and <br />Whipple Avenue as Mixed Use-Corridor. Some of the properties along Winslow Street have been re- <br />designated as Mixed Use- Live/Work to reflect the industrial uses located along the block. The New General <br />Plan describes Mixed Use-Corridor as follows: <br /> <br />General Plan Land Use Designation: Mixed Use - Corridor <br /> <br />The Mixed Use-Corridor category allows for the reinvention of key corridors to support <br />major transit and support complementary commercial and residential uses, encouraging <br />transit use and pedestrian activity. Development approaches allow for both horizontal <br />and vertical mixed use, with ground-floor retail/service storefronts and offices required <br />at designated nodes. Design considerations should include sensitivity to lower-intensity <br />residential neighborhoods behind sections of the corridor, public and private amenities, <br />and transit accessibility features. The height of single use commercial and residential <br />structures is limited to four stories. Combined use commercial-residential structures can <br />extend in height up to six stories, provided privacy concerns of established <br />neighborhoods are adequately addressed through setbacks of upper stories or other <br />design approaches. Structured parking is allowed, provided no parking levels front <br />directly on EI Camino Real, Broadway, or Veterans Boulevard. <br /> <br />Structures that exceed the applicable height restrictions may be permitted on Broadway <br />or Veterans Boulevards to accentuate City gateways, provided that any such project <br />respects surrounding development and includes signature design quality. <br /> <br />The residential uses abutting the Mixed Use-Corridor designation (and the Dodge Site) are designated <br />Residential-High, allowing for higher-density, multi-story residential uses.
