The Residential-High category provides for higher-density, multi-story residential
development, with a focus on providing an urban intensity and function at locations
within easy walking distance to transit, recreation and community facilities, employment
centers, and commercial services. Development is characterized by multi-story
structures, with creative common areas and shared parking.

Zoning Districts

As the New General Plan nears completion, Redwood City looks to comprehensively update the Zoning
Ordinance to reflect the land use designations and policy in the New General Plan. At this time, zoning on
the properties reflect 1990 General Plan land use policy and do not accurately represent the new vision
resulting from the two-year process of updating the General Plan. Current zoning on the Dodge Site is
General Commercial, which has the following use regulations:

Zoning District: General Commercial

Purpose: To provide a district for commercial uses which do not specialize in serving the
pedestrian shopper but rather, because of the character of their product or service, are
more appropriately located along thoroughfares or away from the central shopping
districts where more land is available or where special facilities can be provided for the
performance of their function.

Permitted Uses: The following uses are permitted in the CG District if conducted entirely
within a building:

A. New car, boat, or trailer sales, rental and repair;
B. Parking lots and garages;
C. Sales or service establishments and sales of new merchandise and equipment;
D. Hotels, motels, nursing homes, rest homes, nursery schools and day care centers;
E. Administrative, business or professional offices with a gross floor area of less
than ten thousand (10,000) square feet;
F. Medical offices, or medical clinics with a gross floor area of less than two
thousand five hundred (2,500) square feet;
G. Commercial passenger terminal facilities, including bus or train terminals and
ambulance services;
H. Garden nurseries;
I. Schools and studios for arts, trades, and professions not including industrial
machinery or processes;
J. Family child care homes, within residential structures;
K. Financial services with a gross floor area of less than five thousand (5,000)
square feet.

Long-Range City Policies and Vision for Veterans Boulevard

The City, through the New General Plan process, has developed a vision for Veterans Boulevard and crafted
goals and policies to implement this vision. Part of that vision emphasizes the importance of Veterans

Site I nformation for Alternative Locations for the Proposed Replacement Jail
September 2, 2009

31
