San Carlos - Industrial Road Study Site

The San Carlos - Industrial
Road Site is located at 767
Industrial Road in the city of
San Carlos, between Cherry
Lane and Bransten Road. This
2.7-acre site consists of a "flag
lot" which does not have
significant frontage on
Industrial Road, other than the
access driveway that connects
to the site (see adjacent
photo). No buildings are on the
site, which is paved and
provides parking for adjacent
uses.

Access to San Mateo County Superior Court

The city of San Carlos is just north of Redwood City. To get to the San Mateo Superior Court from Industrial
Road, drivers can use the 101 Freeway, which provides the quickest route. The Brittan Avenue freeway
ramp is located several blocks to the south. Using this 3.1-mile route, motorists would have a travel time of
approximately six minutes to the court.

EI Camino Real offers a surface street route (see Figure 4). The San Mateo Superior Court is approximately
3.5 miles distant, requiring a travel time of approximately eight minutes. Another surface street route is
Industrial Way. Along this route, the San Mateo Superior Court is approximately 3.1 miles away, requiring a
nine-minute drive.

Surrounding Uses

The Industrial Road Site is surrounded predominately by industrial uses, including assembly, manufacturing,
and automobile-related businesses. U.S. 101 is directly east of the site, so the replacement jail would be
directly visible from the freeway. A single-family residential neighborhood is located approximately 400 feet
from the site's northwest property line, with local residential streets connecting to Industrial Road (see
Figure 5).

General Plan Land Use Designations

As noted above, the city of San Carlos is currently in the process of updating its General Plan and recently
released the Draft General Plan for public review. According to the Draft Land Use Element, the Industrial
Road Site is proposed to be designated Planned Industrial, which has the following description:

44

Site I nformation for Alternative Locations for the Proposed Replacement Jail
September 2, 2009
