<br />Menlo Park General Plan Land Use: Limited Industry <br /> <br />This designation provides for light manufacturing and assembly, distribution of manufactured <br />products, research and development facilities, industrial supply, incidental warehousing, offices, <br />limited retail sales (such as sales to serve businesses in the area), public and quasi-public uses, and <br />similar and compatible uses. The maximum FAR shall be in the range of 45 percent to 55 percent. <br /> <br />Zoning Districts <br /> <br />The Haven Avenue Site is zoned M2 (General Industrial). Menlo Park's zoning regulations for the M2 <br />district are as follows: <br /> <br />16.46.010 Permitted uses. <br />Permitted uses in the M-2 district, all within a building and not requiring new construction or <br />structural alterations therefor (except for those structural alterations enumerated below) and not <br />having any noxious or hazardous character, are as follows: <br /> <br />(1) General industrial uses including but not limited to warehousing, manufacturing, printing, <br />assembling; <br />(2) Offices; <br />(3) All of the uses listed above involving any of the following structural alterations: <br />(A) Seismic or Americans with Disabilities Act (ADA) compliant upgrades, <br />(B) Structural alterations that affect ten thousand (10,000) square feet or less of gross floor area of <br />a building during a twelve (12) month period measured from final inspection to building permit <br />issuance, or <br />(C) Structural alterations that affect more than ten thousand (10,000) square feet of gross floor <br />area of a building, where said alterations do not both change the use and increase the intensity <br />of a building. <br /> <br />16.46.015 Administratively permitted uses. <br />Uses allowed in the M-2 district, subject to obtaining an administrative permit, are as follows: <br />(1) Any outside storage of material, equipment or vehicles associated with the main use. <br /> <br />16.46.020 Conditional uses. <br />Conditional uses allowed in the M-2 district, subject to obtaining a use permit, are as follows: <br /> <br />(1) All of the uses listed in Section 16.46.010 of this chapter, for which new construction or <br />structural alterations are required, except for the structural alterations permitted therein; <br />(2) Activities similar to those listed in Section 16.46.010 of this chapter, but involving the use of <br />hazardous material, provided there are adequate safeguards therefor; <br />(3) Cafes, intended to serve the employees of the immediate area; <br />(4) Convenience stores to serve the employees of the immediate area and limited to hours of <br />operation between the hours of seven (7) a.m. and seven (7) p.m., Monday through Saturday; <br /> <br />52 <br /> <br />Site I nformation for Alternative Locations for the Proposed Replacement Jail <br />September 2, 2009 <br />
