<br />88 <br />Page 29 <br /> <br />home provided the two minimum sideyard setbacks, excluding the sideyard setbacks of the <br />garages, total at least 21 feet and that neither setback is less than 6 feet. <br /> <br />f. In order to accommodate compliance with the Mitigation Measure CUL-1, the second story <br />for the home on Lot #9 will be set back a minimum of 10 feet from the common property <br />boundary with 90 Finger Avenue, but include areas with deeper setbacks to accommodate <br />the growth of large-scale canopy trees for the purpose of provided a vegetated separation <br />between 90 Finger and the development on Lot #9. An average setback of approximately 15 <br />feet will accommodate this condition. <br /> <br />g. AU the homes shaU comply with the required 40 percent lot coverage of the 'at area. <br /> <br />h. The applicant shall further revise the project to accomplish the following: <br /> <br />1) Look for opportunities to reduce the impacts on 54 Finger Avenue, which is the most <br />impacted adjacent property. For example, landscaping and fencing should be coordinated <br />with the neighbor prior to submittal of the final landscape plan. <br /> <br />2) Retain and enhance the existing trees on the site, to the extent practicable, including the <br />following: <br /> <br />a) Ensure the retention of trees # 10, 13, 14, 15, 16, and 19, which include one <br />California Bay laurel, four Coast live Oaks, and an olive tree, by reducing <br />development impacts on these trees, to the extent practicable and strict application <br />of the tree protection measures.. <br /> <br />b) Maintain and enhance the existing vegetative screening for 54 Finger Avenue <br />where practicable. <br /> <br />c) Retain more trees, where practicable. <br /> <br />9. Compliance with All Other Zonina Reauirements: The houses shall comply with all <br />other zoning requirements other than the modifications specifically approved herein. <br /> <br />~ Comoliance with the Preliminarv House Desians: Except as necessary to comply with <br />the conditions of approval herein, the houses shall be substantialty similar to the preliminary <br />designs shown in the Architectural drawings of Document 5 of the Planning Commission staff <br />report dated February 10, 2009, particularly with respect to the exterior materials and colors, the <br />articulation of the facades, and the size and the setback of the second stories relative to the first <br />story. <br /> <br />11. Stormwater Orainaae: The stormwater drainage system shall comply with the Vested <br />Tentative Map dated October 19,2009. <br /> <br />.1b Pervious Materials: The pedestrian pathway along the street, shared parking spaces, <br />individual driveways and individual front walkways shall be constructed of pervious materials. The <br />applicant shall submit details regarding the materials proposed to be used for the review and <br />approval of the Engineering and Construction. <br /> <br />~ Shared Parkina Spaces: There shall be at least five shared parking spaces provided <br />within the common area of the development along the private street. <br /> <br />14.
