<br />88 <br />Page 32 <br /> <br />damaged primarily due to construction impacts of the project, then the homeowners <br />association shall be responsible to replace the damaged trees to the satisfaction of the city. <br /> <br />19. Arborist Inspections: The applicant shall fund inspections during construction to be <br />conducted by a certified arborist. The inspections include, but are not limited to: <br /> <br />a. Prior to the commencement of any construction activity on the project site, the Arborist shall <br />inspect the tree protection measures required to be in place before the start of construction <br />to ensure that they have been completely and properly installed. <br /> <br />b. The Arborist shall conduct period inspections throughout the construction on the site to <br />verify that the tree protection measures outlined in the Tree Protection Plan are being <br />followed. <br /> <br />c. Prior to the conveyance of any lot, and prior to the release of the subdivision financial <br />guarantees, the Arborist shall inspect the individual lot and the overall project, respectively, <br />to confirm that all tree protection measures, including any post construction requirements, <br />such as aeration, mulch beds, and fertilization, have been satisfactorily completed. <br /> <br />The applicant shall be responsible to implement and complete all measures in the Tree <br />Protection Plan, to the satisfaction of the Arborist, under the City's direction. <br /> <br />20. Final Landscaoina Plan: The applicant shall submit a final landscaping plan in <br />conjunction with the subdivision improvement plans. The final landscaping plan shall be <br />substantially consistent with the Conceptual Landscaping Plan except as modified by other <br />conditions of approval herein, and by the following requirements: <br /> <br />a. Enhancement landscaping along the creek top of bank, and within the creek if appropriate, <br />shall be shown. The selection of plant materials shall be consistent with the Streamside <br />Planting Guide for San Mateo and Santa Clara County Streams. The enhancement <br />landscaping shall provide for planting native plant materials in areas disturbed during <br />construction in the rear yards of Lots 1,2, 3, and 4 and to plant those areas without any <br />vegetative cover along the top of the bank and along the creek bank with native plant <br />materials. <br /> <br />b. Provide landscaping plans for any common areas that are not improved with the private <br />roadway or shared parking spaces. <br /> <br />c. The final landscaping plan shall show the location of aU fencing and walls to be constructed <br />as a part of this project. <br /> <br />d. The replacement trees, as shown on Sheet L 1.2 of the Conceptual Landscaping Plans are <br />sufficient replacement for the ten trees approved for removal. <br /> <br />~ Landscaoe Installation: Installation of landscape and irrigation for the front yard of <br />each house and all proposed fencing or walls shall be completed prior to issuance of a <br />certificate of occupancy. The applicant may request in writing that the installation of landscape <br />and irrigation be permitted to be delayed until after this deadline because there are extenuating <br />circumstances (such as it is the wrong time of the year to plant, etc.) and that a financial <br />guarantee and a performance agreement setting a specific alternate date for completion. The <br />financial guarantee shan be 1500/0 of a written bid for the landscape installation provided by a <br />qualified and licensed landscaping contractor. <br /> <br />22. Closure of Existina Drivewavs. There are three existing driveways into the project <br />site.
