<br />88 <br />Page 33 <br /> <br />Avenue, including the sidewalk, planting area, and curb and gutter. The installation of new <br />street trees and maintenance for at least two years until they are established is required to <br />ensure that the spacing of street trees along Finger Avenue is continued across the project's <br />frontage on Finger Avenue. <br /> <br />23. Architectural Permits: The property owner shall obtain Architectural Permits in <br />accordance with Article 45 of the Zoning Ordinance for the proposed houses prior to issuance of <br />a building permit for construction. The proposed house designs as modified to comply with the <br />conditions herein shall be reviewed by the Architectural Review Committee. <br /> <br />24. Sustainable Desian Strateaies: As proposed by the applicant, the houses shaH <br />include at least the following sustainable design strategies: <br /> <br />a. The following materials shall be used in the structural frame and building envelope: <br />i. Wood I-joist or web trusses for floors, <br />ii. Wood I-joists for roof rafters I <br />iiL Oriented-strand board for subfloor, and <br />iv. Dimensional lumber, studs and timber for a minimum of 40 percent of the structural <br />frame and building envelope. <br />b. The air barrier between garage and living area shall be tightly sealed. <br />c. Roof trusses shall be designed to accommodate ductwork. <br />d. A minimum 16-inch roof overhang and gutters shall be provided. <br />e. Durable and noncombustible siding materials shall be used. <br />f. The quality of insulation installation shall be verified before applying drywall. <br />g. All hot water pipes shall be insulated. <br />h. Ducts shall be protected during construction and all ducts cleaned before occupancy. <br />i. ENERGY STAR bathroom fans shall be installed and vented to the outside. <br />j. Timer or humidistat shall be installed on all bathroom fans. <br />k. A kitchen range hood shall be installed and vented to the outside. <br />I. carbon monoxide alarms shall be installed . <br />m. ENERGY STAR appliances, including the dishwasher and refrigerator, shall be installed. <br />n. The following standards shall be applied to the site landscaping: <br />i. No invasive species will be used in the landscaping. <br />ii. At least 75 percent of the plants used in the landscaping are drought-tolerant California <br />natives, Mediterranean, or other appropriate species. <br />iii. Use turf which has a water requirement less than or equal to Tall Fescue. <br />iv. Plant shade trees. <br />v. Group plants by water needs (hydrozoning). <br />vi. incorporate 2 inches of compost into the top 6 to 12 inches of son <br />vii. Mulch all planting beds to at least a depth of 2 inches. <br /> <br />25. Runoff Across ProDertv Lines Prohibited: Runoff shall not be allowed to flow across <br />lot lines or across subdivision boundaries onto adjacent private property without an easement <br />being recorded by the applicant at no cost to the City. <br /> <br />26. Minimum SloDe: All slopes shall be shown on the plans, and finished grades shall be <br />designed to have a minimum slope of 10/0. <br /> <br />27. Maintenance of Infrastructure and Utilities: The Covenants, Conditions and <br />Restrictions (CC&Rs) shall provide for the maintenance of all infrastructure and utilities within the <br />project site or constructed with encroachment permits within the Finger Avenue right-af-way to <br /> <br />10-26-09 Revised Draft Finger A venue Conditions of Approval <br />
