This shall include, but not be limited to, the private roadway, the five <br />shared parking spaces, the sidewalk, common landscaping, and the stormwater drainage system. <br />The CC&Rs shall be submitted to the City Engineer or designee for review and approval prior to <br />recordation. The CC&Rs shall be recorded with the Final Map. <br /> <br />28. Utility Easements: All infrastructure and utifities serving two or more lots shall be located <br />within easements to provide for ongoing maintenance and possible replacement. The easements <br />shall be to individual property owners or the Homeowners Association, or, where the utilities and <br />infrastructure is to be accepted by the City or a utility company, a Public Utilities Easement shall <br />be provided. These easements shall include a public utilities easement to the satisfaction of the <br />City Engineer, if the City accepts the water and sewer mains within the private street for <br />maintenance purposes. These easements shall be shown on the Final Map. <br /> <br />29. Improvement Plans: The applicant shall submit improvement plans which include a <br />complete sets of plans, profiles, cross sections and specifications for the proposed <br />improvements which shall be in conformity with the current design standards in force and the <br />standard specifications of the City unless exceptions have been granted, on reproducible <br />material, in a form acceptable to the City Engineer or designee for his review and approval. <br /> <br />The minimum subdivision improvements that shall be required, include the following: <br /> <br />a. Grading. curbs and gutters, paving, and monuments within street rights-of-way. <br /> <br />b. Driveways, sidewalks or pedestrian paths and similar features. <br /> <br />c. Street name signs, traffic warning signs, required traffic and crosswalk lines, and similar <br />devices including traffic calming measures, all in accordance with standard specifications of <br />the City. <br /> <br />d. Storm drainage system, including on and off site grading and drainage structures. <br /> <br />e. Water system including fire hydrants with required appurtenances. <br /> <br />f. Sanitary sewer system and appurtenant structures, laterals for each lot including such <br />connections as are required. (Location and depth of such laterals shan be indicated on <br />construction drawings.) <br /> <br />g. Street tree and other street plantings which shall be installed by the City and the cost of <br />which shall be reimbursed by the applicant. <br /> <br />h. All communications and electrical distribution facilities, including fire alarm boxes. <br /> <br />i. Gas distribution system. <br /> <br />j. Street lighting system. <br /> <br />k. The enhancement planting along Cordilleras Creek. <br /> <br />30. Acceptable Datum: Future improvement plans and the Vesting Tentative Map shall be <br />prepared using NAVD88, rather than an assumed elevation, or NGVD29. <br /> <br />~ Underaround Utilities: All utilities are required to be undergrounded per the City's local <br />development standards. <br /> <br />32.
