Use diesel-powered equipment that has been retrofitted with after-treatment products (e.g., <br />engine catalysts) to the extent that it is readily available in the San Francisco Bay Area; <br /> <br />d. Use low-emission diesel fuel for all heavy-duty diesel-powered equipment operating and <br />refueling at the Project Site to the extent that it is readily available and cost effective in the <br />San Francisco Bay Area (this does not apply to diesel-powered trucks traveling to and from <br />the site); <br /> <br />e. Utilize alternative fuel construction equipment (Le., compressed natural gas, liquid <br />petroleum gas, and unleaded gasoline) to the extent that the equipment is readily available <br />and cost effective in the San Francisco Bay Area; <br /> <br />f. Limit truck and equipment idling time to five minutes or less; <br /> <br />g. Rely on the electricity infrastructure surrounding the construction sites, including the use of <br />a temporary power pole, rather than electrical generators powered by internal combustion <br />engines to the extent feasible. <br /> <br />45. Air QuaUtv Provisions in Contractor Aareements: The applicant shall incorporate the <br />following practices into the construction documents to be implemented by the project contractor, <br />and submit evidence of compliance to the City Engineer or designee for approval prior to the <br />issuance of any construction permit, including a grading permit. The physical separation <br />between noise generators and noise receptors shall be maximized. Such practices include, but <br />are not limited to, the following measures: <br /> <br />a. Use heavy-duty mufflers for stationary equipment and barriers around particularly noisy <br />areas of the stte or around the entire site; <br /> <br />b. Use shields, impervious fences, or other physical sound barriers to inhibit transmission of <br />noise to sensitive receptors; <br /> <br />c. Locate stationary equipment on portions of the project site distant from nearby residential <br />areas to minimize noise impacts on the community; <br /> <br />d. Minimize backing movements of equipment; <br /> <br />e. Select and use the quieter from among available construction equipment whenever <br />possible; and <br /> <br />f. Use noise-reducing pile driving techniques, such as pre-drilling pile holes (if feasible, <br />based on soils) to the maximum feasible depth, installing intake and exhaust mufflers on <br />pile driving equipment, vibrating piles into place when feasible, and installing shrouds <br />around the pile driving hammer where feasible. <br /> <br />46. Drilled Pier Foundations: The houses on Lots 1, 2, 3, and 4 along the creek shall be <br />constructed on drilled pier and grade beam foundations. The sizing and depths of these piers <br />shall be determined by the project's geotechnical engineer in the detailed geotechnical study to <br />be submitted in conjunction with the building permit applications for these houses and shall be <br />reviewed and approved by the City Engineer. <br /> <br />47. Payment of ImDact Fees: The project is subject to the impact fees which were in effect <br />and applicable to the project when the revised Vesting Tentative Map is submitted and found <br />complete which include but are not limited to: traffic impact fees, school fees, water treatment <br />fees, sewer fees, and parkland in-lieu fees. All such fees shall be paid at the time of issuance of <br />building permits. The amount of the impact fees shall be determined at the time of payment in <br />accordance with the fee schedule or method of calculation then in effect. <br /> <br />10-26-09 Revised Draft Finger Avenue Conditions of Approval <br />
