REV: 01-19-23 JB <br />6. Compile and review all field data that will assist consultant in determining the probable causes <br />and effects of the documented deterioration. <br />7. Compile and analyze field evaluation data to generate repair recommendations and opinions <br />of probable costs of construction. <br />8. Prepare a draft written report with a summary of observations, including photographs depicting <br />the areas noted in the report, findings, repair recommendations, and capital expense. <br />TASK 2. ASSET MANAGEMENT PLAN <br />1. Discuss with the City of Redwood City representatives observations, findings, recommendations, <br />alternatives, and estimates of probable construction costs, budget constraints, and schedule constraints <br />and do the following: <br />a. Discuss immediate repairs to structural elements necessary to maintain safety and <br />serviceability. <br />b. Recommend solutions for the identified problems and provide an opinion of probable cost and <br />repair priority over a five-year period. Where necessary, selection of the most cost-effective <br />repair recommendations will be based on cost/benefit and life cycle cost analysis. <br />c. Recommend preventive maintenance actions necessary to extend the service life of each <br />structure based on the Consultant’s evaluation and test data. <br />d. Identify maintenance tasks related to all the structural and operational elements within each <br />structure and the recommended frequency for the maintenance tasks. <br />e. Identify the need for any other structural evaluation and/or study that may be required to <br />develop or implement the program. <br />2. Prepare a preliminary plan (in Table format) to implement repair and maintenance actions. Consultant <br />will be prepared to modify report based on considerations of available funds, schedule constraints, capital <br />priority, feasibility, practicality, and level of occupancy during construction and phasing. <br />3. Finalize the Task 1 report and Asset Management plan and attend a meeting to review the <br />program with the City representatives. <br />4. Provide an electronic copy of the Asset Management Plan. <br />If the City desires, after Consultant work is completed, Consultant will provide a proposal to develop plans, <br />details, and written technical specifications needed to implement any recommended repairs. Depending <br />upon the scope of the repairs required, Consultant can provide a proposal at that time for those services. <br />Any additional work will require an amendment or new agreement. <br />ADDITIONAL SERVICES <br />Depending on visual observation and initial findings, Consultant may recommend additional invasive <br />testing to determine the cause and extent of the observed conditions.
