One (1) one-bedroom unit to a moderate-income household (as defined in <br />Health & Safety Code Section 50093) which shall in no event exceed 120 <br />percent of area median income, adjusted for family size at an “affordable rent” <br />including a reasonable utility allowance (as defined in Health & Safety Code <br />Section 50053); <br />b. One (1) studio unit and one (1) one-bedroom unit to low income households <br />(as defined in Health & Safety Code Section 50079.5) which shall in no event <br />exceed 80 percent of area median income, adjusted for family size at an <br />“affordable rent” including a reasonable utility allowance (as defined in Health <br />& Safety Code Section 50053); <br />c. One (1) one-bedroom unit to a very low-income household (as defined in <br />Health & Safety Code Section 50105) which shall in no event exceed 50 <br />percent of area median income, adjusted for family size at an “affordable rent” <br />including a reasonable utility allowance (as defined in Health & Safety Code <br />Section 50053); <br />d. The proposed affordable units shall comply with all aspects of Redwood City <br />Municipal Code Section 29 including, but not limited to: providing a <br />comparable quality of construction to onsite market rate units, making the <br />units available for occupancy at the same time as market-rate units, and <br />ensuring the continued affordability of the units. The affordable units would <br />provide compatible exterior and interior finishes, and amenities as market rate <br />units. This includes the same access to common open space, parking and <br />other onsite facilities. The number of bedrooms and distribution of units within <br />the development would also be comparable to the market-rate units. The <br />affordable units would be available to qualifying households and remain <br />affordable units for a duration of at least 55 years; and <br /> <br />Community Benefits <br />5. In General – The project includes community benefits to achieve maximum density <br />(40 Dwelling Units per acre) as defined in the Community Benefits Ordinance and <br />City Council Resolution 15817 or as approved by the Planning Commission if not <br />explicitly defined in the Ordinance or Resolution. The applicant is required as a <br />condition of approval to provide the benefits described in the proposal as part of this <br />development application and are summarized in the following three conditions of <br />approval. [SDR][PLANNING] <br />6. Traffic Calming – The applicant shall construct the traffic calming features as <br />described in the Community Benefits Summary Document that the applicant <br />submitted. This includes the replacement of curb ramps at the intersection of <br />Chestnut Street and Heller Street. All necessary permits to begin construction shall <br />be completed prior to building permit issuance and construction shall be completed <br />prior to the issuance of the Certificate of Occupancy. [SDR][PLANNING] <br />7. Stambaugh Street Traffic – Prior to Building Permit Issuance, the applicant shall <br />pay to City $90,000, which funds shall be utilized for the design and outreach costs
