Grant Funding Contribution – Prior to Building Permit Issuance, the applicant shall <br />pay to City $35,000, which funds shall be utilized to make the City’s contribution <br />toward the San Mateo County Transportation Authority Grant Funding awarded for <br />“Access to Downtown Bike Ways” to fund the design (Plans, Specifications and <br />Estimates) of the Broadway Complete Streets Improvements. [SDR][PLANNING] <br />Fees <br />The following fees must be paid in full prior to issuance of the building permit unless <br />otherwise described below. <br />9. Affordable Housing In-Lieu Fee – The applicant shall pay the Affordable Housing <br />In-Lieu Fee for the project, calculated at $68,703.80. [SDR][HOUSING] <br />10. Housing Impact of Nonresidential Development. Pursuant to Redwood City <br />Municipal Code Section 29.3, the Project’s nonresidential component is subject to <br />the City’s Housing Impact Fee. Payment of the nonresidential development project <br />housing impact fee shall be due prior to the issuance of the first building permit for <br />the development. The fees shall be calculated based on the fee schedule in effect <br />at the time the building permit is issued. [AHO][HOUSING]. <br />11. Public Art – Art in Public Places Fee – The project proposes over 50,000 square <br />feet and must either provide on-site public art with a valuation of at least 1% of the <br />construction valuation of the project or make a contribution to the City for its Art in <br />Public Places Fund in-lieu of placing art on their project site. The in-lieu fee must be <br />equal to a minimum of 1% of the construction valuation, or if public art is provided <br />on site and does not reach this minimum, the project must pay the difference <br />between 1% of the construction valuation and the value of art provided on-site, <br />consistent with Chapter 45 Section 45.090 of the Municipal Code concerning Public <br />Art. The applicant must either obtain an approved public art permit or pay the in-lieu <br />fee prior to issuance of any building permit for the project. [COA][PARKS] <br /> <br />12. Transportation Impact Fee - Pay a Traffic Impact Fee for the net new trips resulting <br />from the proposed project, estimated at $198,439 (subject to any credits allowable <br />under Municipal Code Section 12.249 for existing uses). Water and Sewer Fees – Pay applicable water, recycled water, and wastewater- <br />related fees as outlined on the City’s website. Parks Impact Fee – Pay a Parks Impact Fee for the net new dwelling units resulting <br />from the proposed project, estimated at $1,063,872 prior to building permit approval <br />for ownership projects.
