ATTY/RESO.0028/PC RESO APPROVING 1201 MAIN WITH CONDITIONS OF APPROVAL <br />REV: 04-18-23 VR <br />Page 2 of 34 <br />42 (Use Permits) to act upon applications for Affordable Housing Plans, Architectural <br />Permits and Use Permits and is also empowered by the Subdivision Map Act and the <br />Redwood City Code Chapter 30 to consider Tentative Parcel Map Applications; and <br /> <br />WHEREAS, the Planning Commission is the highest applicable review authority <br />required to review the aforementioned permits concurrently pursuant to section 41.4 of the <br />Zoning Ordinance; and <br /> <br />WHEREAS, on April 7, 2023, a public notice was sent to property owners within a <br />300 foot radius of the project site and was published in the San Mateo Daily Journal; and <br /> <br />WHEREAS, on April 18, 2023, the Planning Commission conducted a duly <br />noticed public hearing, in accordance with all applicable requirements of the State <br />Planning and Zoning Law, the Redwood City Code, and the Redwood City Zoning <br />Ordinance, to consider approval of the Project, and received and considered oral and <br />written reports and application materials; and <br /> <br />WHEREAS, on April 18, 2023, the Planning Commission considered the staff <br />reports, oral and written, and testimony and materials presented by all those wishing to <br />be heard on this Project at the duly noticed public hearing on this matter; and <br /> <br />WHEREAS, the Planning Commission has determined that the proposed Project <br />is consistent with the General Plan goals and Zoning District standards and other <br />applicable provisions of the Redwood City Municipal Code and Zoning Ordinance, and <br />Subdivision Map Act; and <br /> <br />WHEREAS, the Project requests and qualifies for a 21.5% density bonus, one <br />concession and unlimited waivers, under State Density Bonus Law because it provides <br />one moderate, two low, and one very low-income units; and <br />
