ATTY/RESO.0028/PC RESO APPROVING 1201 MAIN WITH CONDITIONS OF APPROVAL
REV: 04-18-23 VR
f. The accessibility of off-street parking areas and the relation of parking
areas with respect to traffic on adjacent streets.
The development includes two levels of underground parking accessed on
Heller Street which is a secondary street with lower traffic volume than the
primary street, Main Street. This reduces potential traffic impacts on
adjacent streets.

g. The reservation of landscaping areas for the purposes of separating or
screening service and storage areas from the street and adjoining
building sites, breaking up large expanses of paved areas, separating
or screening parking lots from the street and adjoining building sites,
and separating building areas from paved areas to provide access from
buildings to open space areas.
The project does not include parking, service or storage areas outside the
building. The service and storage areas are located inside the building,
which screens them effectively from adjoining building sites. The open area
near the residential entrance to Pennsylvania Avenue provides access from
buildings to open space areas.

h. In the case of any commercial or industrial structure, the review
authority shall consider its proximity to any R District and shall
consider the effect of the proposed structure upon the character and
value of the adjacent R District area.
The project is adjacent to the R-4 Residential Zoning District, and there are
multifamily uses and a church (quasi-public use) in proximity to the project
site. The proposed mixed-use structure provides high quality architectural
design that enhances the visual appearance of the vicinity and the value of
the adjacent R-District area.
