The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or <br />engineered designs. <br />The City’s Engineering division has reviewed the Project’s landscape <br />features and areas and stormwater treatment and determined that the <br />Project would comply with all requirements. Conditions of Approval have <br />also been incorporated that would ensure compliance with the stormwater <br />runoff requirements. <br /> <br />Section 4. Conditional Use Permit UP2021-016 (Section 42.4): <br /> <br />a. That the proposed use will be consistent with the various elements and <br />objectives of the general plan and any applicable Specific and Precise <br />Plans, and zoning regulations for the subject location. <br />The Mixed Use – Transitional General Plan Designation facilitates a creative <br />mix of residential, industrial, and commercial uses. Represented by its <br />transition from lower density residential or light industrial to higher density <br />mixed-use or more commercial, industrial, or urban areas, the MUT General <br />Plan Designation represents a mixture of uses that are moderate in scale. <br />The General Plan envisions up to 40 dwelling units per acre with community <br />benefits, and a maximum FAR or 2.0. The project at 1201 Main Street <br />conforms to the General Plan Designation because it provides a mixed-use <br />project with both residential and office uses. The project is allowed to exceed <br />the maximum General Plan and Zoning Density and FAR through affordable <br />housing density bonuses, concessions, and waivers, subject to the <br />provisions of State Density Bonus Law. <br /> <br />Furthermore, the project is consistent General Plan Goals and Policies, <br />including the following non-exhaustive list.
