ATTY/RESO.0028/PC RESO APPROVING 1201 MAIN WITH CONDITIONS OF APPROVAL
REV: 04-18-23 VR
i. The provision of permeable areas and drainage design appropriate to
capture and treat stormwater runoff prior to its discharge from the site
including, but not limited to, the use of vegetated swales, landscape
features, permeable pavement materials, infiltration basins or
engineered designs.
The City’s Engineering division has reviewed the Project’s landscape
features and areas and stormwater treatment and determined that the
Project would comply with all requirements. Conditions of Approval have
also been incorporated that would ensure compliance with the stormwater
runoff requirements.

Section 4. Conditional Use Permit UP2021-016 (Section 42.4):

a. That the proposed use will be consistent with the various elements and
objectives of the general plan and any applicable Specific and Precise
Plans, and zoning regulations for the subject location.
The Mixed Use – Transitional General Plan Designation facilitates a creative
mix of residential, industrial, and commercial uses. Represented by its
transition from lower density residential or light industrial to higher density
mixed-use or more commercial, industrial, or urban areas, the MUT General
Plan Designation represents a mixture of uses that are moderate in scale.
The General Plan envisions up to 40 dwelling units per acre with community
benefits, and a maximum FAR or 2.0. The project at 1201 Main Street
conforms to the General Plan Designation because it provides a mixed-use
project with both residential and office uses. The project is allowed to exceed
the maximum General Plan and Zoning Density and FAR through affordable
housing density bonuses, concessions, and waivers, subject to the
provisions of State Density Bonus Law.

Furthermore, the project is consistent General Plan Goals and Policies,
including the following non-exhaustive list.
