The project proposes new office space and residential <br />units, of which four would be affordable. The office space will provide new <br />business opportunities and the new residential units would provide additional <br />housing choices to multiple income ranges. Together, the project effectively <br />balances the business opportunities and housing choices for all income <br />ranges to more easily live and work in Redwood City. <br /> <br />• BE-23.6 – Accommodate mixed-use projects pursuant to the Land <br />Use Map and any implementing regulations. As described in the staff <br />report, the project conforms to the development standards in <br />conformance with implementing regulations and applicable State <br />Density Bonus Law. <br />• BE-23.10 – Allow development projects to exceed maximum <br />densities if the development is within a designated planning area <br />(such as certain precise plans) and the project demonstrates some or <br />all of the following features that provide significant community <br />benefits: <br />o Superior design and integration of a mix of uses <br />o Incorporation of affordable housing <br />o Innovative use of shared parking <br />o Transportation demand management <br /> <br />The project provides superior mixed-use design as reviewed and <br />recommended by the Architectural Advisory Committee. The project <br />incorporates affordable housing that makes it eligible for a State Density <br />Bonus. The project would provide public parking as a community benefit The <br />project will implement a transportation demand management program. <br /> <br />
