Zoning Map Amendment. <br /> <br />a. Findings. The Planning Commission hereby finds that the Zoning <br />Map Amendment to Article 60 (Zoning District Boundaries- Maps) described in <br />Exhibit B is consistent with the goals of the General Plan, the public interest, the <br />existing zoning of the properties in the immediate vicinity, and the purpose of <br />amendments to increase the quality of the provisions of the Zoning Ordinance in <br />guiding and regulating the future development, growth, and evolution of Redwood <br />City. The proposed Mixed-Use Waterfront (MUWF) zoning allows for the <br />development of residential and commercial uses. The adjacent property at 557 E. <br />Bayshore Road is zoned MUWF and a mixed use project was recently approved <br />for that site. <br /> <br />b. Recommendation. The Planning Commission hereby recommends <br />that the City Council adopt the proposed ordinance approving the Zoning Map <br />Amendment, in substantially the form attached hereto as Exhibit B. <br /> <br />5. Architectural Permit. <br /> <br />a. Findings. The Planning Commission makes the following findings: <br /> <br />i. The existence of sufficient variety in the design of the structure <br />and grounds to avoid monotony in the external appearance; <br /> <br />The buildings have articulated elevations, varied roof heights, and a <br />mix of materials to break-up the massing, height, and scale. The buildings <br />are well designed with vertical and horizontal articulation to differentiate the <br />individual units and provide visual interest. The proposed exterior materials <br />are high quality and permanent materials, and the building contains <br />numerous and well-proportioned windows, openings, and glazing. The <br />massing would utilize material transitions, recesses, and bump outs for <br />architectural interest and to break up the massing. The building’s features <br />and design elements are also consistent throughout each elevation. The <br />project was reviewed the AAC, which determined that the building design <br />was architecturally desirable. <br /> <br />ii. The size and design of the structure shall be considered for
