<br />ATTY/RESO.0046/PC RESO RECOMMENDING ZONING TEXT & MAP AMENDMENTS – EXHIBIT A <br />REV: 06-02-23 JB <br />Page 20 of 66 <br />6.3 Accessory Uses. <br />The following structures and uses are permitted in the R-2 District when accessory to and <br />constructed or commenced concurrently with or subsequent to uses permitted under Sections <br />6.2 and 6.4 and in accordance with the following specified regulations: <br />A. Home occupations (Section 31.12); <br />B. Short term rental uses (Section 31.3); <br />C. Accessory dwelling units (Article 37); <br />D. Family childcare homes (Article 39); <br />E. Child Care Centers in conjunction with public or quasi-public uses; <br />F. Other accessory uses and structures customarily appurtenant to a permitted use. <br />6.4 Conditional Uses. <br />The following structures and uses are permitted in the R-2 District subject to first securing <br />a Use Permit: <br />A. Public or quasi-public uses, except corporation yards, storage or repair yards, or <br />warehouses; <br />B. Temporary tract offices; <br />C. Parking lots and garages serving activities in adjacent industrial or commercial zones <br />for customer and employee parking only, on parcels within the district adjacent to <br />industrial or commercial zoning districts and not separated from the activities by any <br />street, alley, or other public or private right-of-way; <br />D. Child care centers. <br /> <br /> <br />6.35 - Height Regulations. <br />A. The maximum building height for all structures is twenty-eight (28) feet. No more than two <br />and one-half (2.5) stories areis permitted. <br />B. An unfinished lower level of an existing structure that exceeds this height limitation prior to <br />adoption of this regulation, however, shall be allowed to be finished and improved, such that <br />(1) the footprint of the lower level is not increased, (2) the overall height of the structure is <br />not increased, and (3) all other applicable regulations are met. For any lot with an average slope in excess of ten (10) percent, the Zoning Administrator <br />may require a topographic survey to be submitted for (1) any new residence, (2) any addition <br />to an existing residence of twenty-five (25) percent or more of the existing total square <br />footage on the site or an addition of at least five hundred (500) square feet, or (3) any second <br />story addition in excess of one hundred (100) square feet, to demonstrate compliance with <br />height requirements. <br /> <br />6.46 - Minimum Lot Area Size, Frontage, and Width. <br />The following standards apply: <br />A. The minimum lot size is 5,000 square feet. <br />B. The minimum lot frontage is 35 feet.
