The minimum average lot width is 50 feet. <br /> <br />The minimum building site area shall be five thousand (5,000) square feet for a single-family <br />dwelling, seven thousand five hundred (7,500) square feet for a two (2)-family (duplex) <br />dwelling, ten thousand (10,000) square feet for a three (3)-family (triplex) dwelling, and two <br />thousand five hundred (2,500) square feet for each additional family unit in excess of three (3) <br />units on the same development site subject also to securing a Planned Development Permit as <br />set forth in Article 46. <br /> <br />6.5 6.7 - Permitted Density. Lot Width <br />The maximum permitted density shall be the maximum density allowed by the General Plan. <br />The minimum average lot width shall be fifty (50) feet for a single-family dwelling and for a two <br />(2)-family (duplex) dwelling, and seventy-five (75) feet for a three (3)-family (triplex) dwelling. <br />Every lot shall have a minimum of thirty-five (35) feet of frontage on a public street for a single- <br />family dwelling, and a minimum of fifty (50) feet of frontage on a public street for a two (2)- <br />family (duplex) dwelling, three (3)-family (triplex) dwelling, or dwelling group. The required <br />frontage may be located on a street or private street (privately-owned and maintained but <br />publicly accessible). <br /> <br />6.6 6.8 - Lot Coverage. <br />The maximum lot coverage is 40 percent. <br />Not more than 40 percent of the lot shall be covered by buildings. <br /> <br />6.7 6.9 - Setback and Open Space Requirements. <br />[Subsections A-F are unchanged] <br /> <br />6.8 6.10 - Other Required Conditions. <br />The following additional conditions shall apply in the R-2 District: <br />A.
