All development is also subject to the requirements of Chapter 27A (Stormwater <br />Treatment Measures and Maintenance Program) of the Municipal Code, as that chapter may be <br />amended from time to time. <br /> <br />6.12 - Required Pervious Area in Front Yard. <br />A minimum of sixty (60) percent of the area of the front yard shall be pervious area, primarily <br />comprised of pervious landscaped material. For lots less than fifty (50) feet in width, however, a <br />maximum paved area of twenty (20) feet in width for a driveway and parking (from the road to <br />the front setback line) is permitted within the front yard. Area devoted to public sidewalks shall <br />not be included in the calculations. <br /> <br />Article 8 - R-3 (MULTI-FAMILY—LOW DENSITY) DISTRICT <br /> <br />8.1 - Purpose. <br />To stabilize and maintain the residential character of the district for low density apartment <br />living with substantial space for cooperatively used facilities and open spaces. <br />This district is intended for medium scale residential densities, as permitted in the General Plan. <br />Dwelling types include small lot single-unit development, bungalow courts, front or rear loaded <br />townhomes, multi-unit buildings, and accessory dwelling units. This district also allows for <br />complementary uses such as child care, other care facilities, park and recreation facilities, and <br />civic and institutional uses such as schools and places for community assembly. <br /> <br />8.2 – Use Regulations <br />See Article 4.2 (Use Regulations in Residential Zoning Districts) for use regulations in the R-3 <br />Zoning District. <br /> <br />8.2 Permitted Uses. <br />The following structures and uses are permitted in an R-3 District: <br />A. Single-family dwellings; <br />B. Two (2)-family (duplex) dwellings; <br />C. Multiple dwellings; <br />D. Accessory dwelling, subject also to the definition set forth in Article 2 and the <br />provisions of Article 37. <br />8.3 Accessory Uses. <br />The following structures and uses are permitted in the R-3 District when accessory to and <br />constructed or commenced concurrently with or subsequent to uses permitted under Sections <br />8.2 and 8.4 and in accordance with the following specified regulations: <br />A. Home occupations (Section 31.12); <br />B. Short term rental uses (Section 31.3); <br />C. Accessory dwelling units (Article 37); <br />D. Family childcare homes (Article 39);
