Child Care Centers in conjunction with public or quasi-public uses; <br />F. Other accessory uses and structures customarily appurtenant to a permitted use. <br />8.4 Conditional Uses. <br />The following structures and uses are permitted in the R-3 District subject to first securing <br />a Use Permit: <br />A. Public or quasi-public uses, except corporation yards, storage or repair yards, or <br />warehouses; <br />B. Temporary tract offices; <br />C. Parking lots and garages serving activities in adjacent industrial or commercial zones <br />for customer and employee parking only, on parcels within the district adjacent to <br />industrial or commercial zoning districts and not separated from the activities by any <br />street, alley, or other public or private right-of-way; <br />D. Funeral homes and mortuaries when located on a parcel immediately adjacent to a <br />parcel devoted to a public or quasi-public use; <br />E. Child care centers. <br /> <br /> <br />8.58.3 - Height Regulations. <br />The maximum building height for all structures is thirty-five (35) feet, except single-family <br />homes and duplexes which have a maximum building height of twenty-eight (28) feet. <br /> <br />8.68.4 - Minimum Lot Area Size, Frontage, and Width. <br />The following standards shall apply: <br />A. The minimum lot size is 5,000 square feet. <br />B. The minimum lot frontage is 35 feet. <br />C. The minimum average lot width is 50 feet. <br /> <br />The minimum building site area shall be five thousand (5,000) square feet for a single-family <br />dwelling, seven thousand five hundred (7,500) square feet for a two (2)-family (duplex) <br />dwelling, ten thousand (10,000) square feet for a three (3)-family (triplex) dwelling, and two <br />thousand (2,000) square feet for each additional family unit in excess of three (3) units on the <br />same lot. Additional minimum building site area requirements greater than those specified in <br />this section shall be determined in accordance with the provisions of Section 32.2, <br />"Supplementary Lot Area Requirements for Sloping Sites," under the conditions therein <br />specified. <br /> <br />8.7 8.5 - Permitted DensityLot Width <br />The maximum permitted density shall be the maximum density allowed by the General Plan. <br />
