<br />ATTY/RESO.0046/PC RESO RECOMMENDING ZONING TEXT & MAP AMENDMENTS – EXHIBIT A <br />REV: 06-02-23 JB <br />Page 26 of 66 <br />The following structures and uses are permitted in the R-4 District subject to first securing a Use <br />Permit therefor: <br /> <br />A .Public or quasi-public uses, except corporation yards, storage or repair yards, or <br />warehouses; <br />B. Social halls, clubs, lodges, and fraternal organizations; <br />C. Nursing or rest homes; <br />D. Nursery schools and day care centers; <br />E. Rooming or boarding houses; <br />F. Parking lots and garages serving activities in adjacent industrial or commercial <br />zones for customer and employee parking only, on parcels within the district <br />adjacent to industrial or commercial zoning districts and not separated from the <br />activities by any street, alley, or public or private right-of-way; <br />G. Funeral homes and mortuaries when located on a parcel immediately adjacent <br />to a parcel devoted to a public or quasi-public use; <br />H. Family care homes; <br />I. Deleted, September 26, 1991; <br />J. Child Care Centers; <br /> <br /> <br />9.59.3 – Height Regulations. <br />The maximum building height for all structures is 45 feet, except single-family homes and <br />duplexes which have a maximum building height of 28 feet. <br /> <br />9.69.4 –Minimum Lot Area Size, Frontage, and Width. <br /> <br />The following standards shall apply. <br />A. The minimum lot size is 5,000 square feet. <br />B. The minimum lot frontage is 35 feet. <br />C. The minimum average lot width is 50 feet. <br /> <br />The minimum building site area shall be five thousand (5,000) square feet for a single-family <br />dwelling, seven thousand five hundred (7,500) square feet for a two (2)-family (duplex) <br />dwelling, ten thousand (10,000) square feet for a three (3)-family (triplex) dwelling, and one <br />thousand and five hundred (l,500) square feet for each additional family unit in excess of three <br />(3) units on the same lot. Additional minimum building site area requirements greater than <br />those specified in this section shall be determined in accordance with the provisions of Section <br />32.2, "Supplementary Lot Area Requirements for Sloping Sites," under the conditions therein <br />specified. <br /> <br />9.79.5 - Lot Width. - Permitted Density.Lot Width The maximum permitted density shall be the <br />maximum density allowed by the General Plan.
