<br />ATTY/RESO.0046/PC RESO RECOMMENDING ZONING TEXT & MAP AMENDMENTS – EXHIBIT A <br />REV: 06-02-23 JB <br />Page 27 of 66 <br /> <br />The minimum average lot width shall be fifty (50) feet for a single-family dwelling and for a two <br />(2)-family (duplex) dwelling, and seventy-five (75) feet for a multiple dwelling. Every lot shall <br />have a minimum of thirty-five (35) feet of frontage on a public street for a single-family <br />dwelling, and a minimum of fifty (50) feet of frontage on a public street for a two (2)-family <br />(duplex) dwelling, multiple dwelling, or building group. The required frontage may be located <br />on a street or private street (privately-owned and maintained but publicly accessible). <br /> <br />9.89.6 - Lot Coverage. Not more than sixty (60) percent of the lot shall be covered by buildings. <br />The maximum lot coverage is 60 percent. <br /> <br />9.99.7 - Setback and Open Space Requirements. <br />[Subsections A-F are unchanged] <br /> <br />9.119.8 - Other Required Conditions. <br />The following additional conditions shall apply in the R-4 District: <br />With the exception of religious uses, theThe minimum building site for public or quasi-public <br />buildings shall be forty thousand (40,000) square feet. Such building sites shall have a minimum <br />average width of one hundred (100) feet. <br /> <br />9.129.9 - Minimum Pervious Area and Stormwater Requirements. <br />A minimum of twenty (20) percent of each lot shall be pervious area, to be composed of <br />landscaping, vegetated open space, or permeable paving materials, consistent with the <br />provisions of Section 32.12 of the Zoning Ordinance, as that section may be amended from time <br />to time. All development is also subject to the requirements of Chapter 27A (Stormwater <br />Treatment Measures and Maintenance Program) of the Municipal Code, as that chapter may be <br />amended from time to time. <br />A minimum of 20 percent of each lot, and a minimum of 60 percent of the front yard area, shall <br />be pervious. Pervious area is composed of landscaping, vegetated open space, or permeable <br />materials. See Section 32.12 (Stormwater Treatment) of the Zoning Ordinance for additional <br />requirements. <br /> <br />9.13 - Required Pervious Area in Front Yard. <br />A minimum of sixty (60) percent of the area of the front yard shall be pervious area, primarily <br />comprised of pervious landscaped material. For lots less than fifty (50) feet in width, however, a <br />maximum paved area of twenty (20) feet in width for a driveway and parking (from the road to <br />the front setback line) is permitted within the front yard. Area devoted to public sidewalks shall <br />not be included in the calculations. <br /> <br />Article 10 - R-5 (MULTI-FAMILY—HIGH DENSITY) DISTRICT
