Lot Width. <br /> <br />The maximum permitted density shall be the maximum density allowed by the General Plan. <br /> <br />The minimum average lot width shall be 50 feet for a single-family dwelling and for a two (2)- <br />family dwelling, and 75 feet for a multiple dwelling. Every lot shall have a minimum of thirty- <br />five (35) feet of frontage on a public street for a single-family dwelling, and a minimum of fifty <br />(50) feet of frontage on a public street for a two (2)-family (duplex) dwelling, multiple dwelling, <br />or dwelling group. The required frontage may be located on a street or private street (privately- <br />owned and maintained but publicly accessible). <br /> <br /> <br />10.810.6 - Lot Coverage. <br />Not more than sixty (60) percent of the lot shall be covered by buildings. The maximum lot <br />coverage is 60 percent. <br /> <br />10.910.7 - Setback and Open Space Requirements. <br />[Subsections A-F are unchanged] <br /> <br />10.1110.8 - Other Required Conditions. <br />The following additional conditions shall apply in the R-5 District: <br />A. With the exception of religious uses, theThe minimum building site for public or quasi- <br />public buildings shall be forty thousand (40,000) square feet. Such building sites shall <br />have minimum average width of one hundred (100) feet. <br />B. The total gross floor area of all structures on any lot shall not exceed three and one-half <br />five-tenths (3.5) times the lot area. <br /> <br />10.1210.9 - Minimum Pervious Area and Stormwater Requirements. <br />A minimum of twenty (20) percent of each lot shall be pervious area, to be composed of <br />landscaping, vegetated open space, or permeable paving materials, consistent with the <br />provisions of Section 32.12 of the Zoning Ordinance, as that section may be amended from time <br />to time. All development is also subject to the requirements of Chapter 27A (Stormwater <br />Treatment Measures and Maintenance Program) of the Municipal Code, as that chapter may be <br />amended from time to time. <br /> <br />A minimum of 20 percent of each lot, and a minimum of 60 percent of the front yard area, shall <br />be pervious.
