Nursery schools and day care centers; <br />E. Parking lots and garages serving activities in adjacent industrial or commercial zones <br />for customer and employee parking only, on parcels within the district adjacent to <br />industrial or commercial zoning districts and not separated from the activities by any <br />street, alley, or other public or private right-of-way; <br />F. Rooming or boarding houses; <br />G. Incidental sales and services to residents provided that the design of the building does <br />not invite the use of these services by the general public. <br />H. Funeral homes and mortuaries when located on a parcel immediately adjacent to a <br />parcel devoted to a public or quasi-public use; <br />I. Family care homes; <br />J. Child care centers; <br /> <br /> <br /> <br />10.510.3 - Height Regulations. <br />The maximum building height for all single family homes and duplexes is 28 feet. The maximum <br />building height for structures of all other types of uses is 75 feet, except as follows: <br />A. On any parcel having an average width of at least one hundred (100) feet and an area <br />of at least twenty thousand (20,000) square feet, the maximum height shall be one <br />hundred (100) feet. <br />B. On any parcel having an average width of at least one hundred fifty (150) feet and an <br />area of at least forty thousand (40,000) square feet, there shall be no maximum height <br />limit. <br /> <br />10.610.4 - Minimum Lot Area Size, Frontage, and Width. <br />The following standards shall apply: <br />A. The minimum lot size is 5,000 square feet. <br />B. The minimum lot frontage is 35 feet. <br />C. The minimum average lot width is 50 feet. <br /> <br />The minimum building site area shall be 5,000 square feet for a single-family dwelling, seven <br />thousand five hundred 7,500 square feet for a two (2)-family (duplex) dwelling, ten thousand <br />(10,000) square feet for a three (3)-family (triplex) dwelling, and one thousand (l,000) square <br />feet for each additional family unit in excess of three (3) units on the same lot. Additional <br />minimum building site area requirements greater than those specified in this section shall be <br />determined in accordance with the provisions of Section 32.2, "Supplementary Lot Area <br />Requirements for Sloping Sites," under the conditions therein specified.
