Affordable housing projects qualify for the State Density Bonus, which allows projects additional units or “bonuses units” above what the City’s density allows at the site.
The project are allowed concessions and waivers, which allow a project to be exempt from a development standards.
100% affordable housing project automatically qualifies for an additional 33 feet above zoning maximum height
Qualifies for five concessions. The state density bonus generally allows for unlimited waivers.
A concession refers to the City granting a modification in certain development standards that result in identifiable cost reductions to provide affordable housing.
A waiver refers to the City granting a modification to a development standard that would physically preclude the construction of a project at the density permitted under the density bonus with the concessions permitted.
