No formal action <br />on the project will be taken at this meeting. <br />Figure 2 – Site Location <br />Project Description <br />The site contains five partially reconstructed two-unit residential buildings. Per the applicant’s records, <br />the units have not been occupied since approximately 1992. After several years of vacancy, the property <br />became dilapidated and required significant work to rehabilitate. There was an initial attempt to salvage <br />the existing structures by repairing the defects and updating the building’s interior, however as <br />construction began, the condition of the existing structures was discovered to be deficient, and the owner <br />decided to completely rebuild the structures. These unfinished buildings would be demolished for the <br />proposed project. <br />Surrounding uses include a combination of single-family and low-rise multifamily and commercial uses <br />along El Camino Real, and 3-story and 5-story multifamily buildings directly across Vera Avenue. The site <br />is located in the Downtown Precise Plan (DTPP) area, shown in pink in Figure 3 below, and is bordered by <br />the R-4 multifamily zoning district, and the Mixed-Use Corridor El Camino Real (MUC-ECR) zoning district. <br />7.A. - Page 3 of 10 <br />99
