will worsen further if high density housing. <br />· Multi-family housing should adhere to height restrictions in the current zoning to <br />avoid any regressions in privacy and uniformity of the neighborhood. <br />· Allowing high density housing on the side streets defeats the stated purpose to <br />"ensure development occurs in harmony with the surrounding neighborhood." <br />· How are the schools impacted in this small area – can they handle this large influx <br />of students? <br />· What about infrastructure – sewage lines able to support an increase from 10 units <br />to 178? What is the Environmental Impact of such a large development? <br />· May we ask that the council review the Crime Report for 112 Vera since <br />1998? <br />· This is a developer land grab with no restrictions from local municipalities <br />because of the state requirements. But Redwood City has satisfied our required <br />number of low income housing units. Why is this proposal even being given <br />consideration ? <br />· Who will be managing the actual rents charged? Lingo contradicts himself <br />saying he’s targeting young workers and also saying these will be for extremely <br />low, very low and low income persons. <br />· What if this turns out to not be profitable enough for Lingo - will he not go <br />through with the purchase of 112 Vera? He has pivoted a few times with his <br />proposal. Lingo does not have financing secured and is planning to rely on <br />waiting on confirmation of funding from the California Housing Finance Agency <br />Mixed-Income Program, which provides financing for new affordable <br />developments. <br />· The project at 112 Vera Ave. may be evading the recent slowdown in <br />development caused by high borrowing rates by securing state and government <br />funding specified for affordable housing rather than waiting on independent <br />investors. <br />· big development projects could be expected to take a while for completion, <br />this development may move more quickly because of help from government <br />funds. Lingo said they are waiting on confirmation of funding from the California <br />Housing Finance Agency Mixed-Income Program, which provides financing for <br />new affordable developments. <br /> <br />· This zoning should be distributed across Redwood City instead of concentrating it <br />on just a few streets. <br />· Any new multi-family housing should be required to prove that it will not <br />negatively impact traffic, parking, and emergency access.
