<br />ATTY/RESO.0006/HRAC RESO 1900 BROADWAY <br />REV: 02-15-24 VR <br />Page 1 of 4 <br />RESOLUTION NO. 24-01 <br /> <br /> <br />A RESOLUTION OF THE HISTORIC RESOURCES ADVISORY <br />COMMITTEE OF THE CITY OF REDWOOD CITY RECOMMENDING THE <br />PLANNING COMMISSION DETERMINE THE 1900 BROADWAY <br />PROJECT WILL NOT ADVERSELY AFFECT THE IDENTIFIED <br />HISTORIC RESOURCES ADJACENT TO THE SUBJECT PROPERTY <br />OR ADVERSELY AFFECT THE CHARACTER OF THE MAIN STREET <br />HISTORIC DISTRICT IN ACCORDANCE WITH THE DOWNTOWN <br />PRECISE PLAN SECTION 2.1.4.C and 2.1.4.D <br /> <br />WHEREAS, Lane Properties (“Applicant”), applied for a Downtown Planned <br />Community Permit (DPC2021-010), and Use Permit (UP2021-020) for a new seven story <br />commercial office and retail building with a public plaza and includes ground floor retail <br />and restaurant space (“Project”); and <br /> <br />WHEREAS, the approximately 69,875 square foot (1.60 acres) Project site is <br />located at 1900 Broadway and there is no historic resource located on the project parcel <br />nor is the site within a historic district; and <br /> <br />WHEREAS, the Project proposes to construct approximately a 256,205 square <br />foot building for office and retail use including public open space and a community art <br />room making it a “Large Project” per DTPP Section 2.0.3.A.2; and <br /> <br />WHEREAS, the Project is located adjacent to four historic resources, 726 Main <br />Street (Originally Diller-Chamberlain Store), 2000 Broadway (Originally Bank of San <br />Mateo County), 2020 Broadway (Fitzpatrick Building), and 800 Main Street (Sequoia <br />Hotel) and adjacent to the boundaries of the Main Street Historic District; and <br /> <br />WHEREAS, under Section 2.1.4.C and 2.1.4.D of the Downtown Precise Plan <br />(DTPP), projects on properties located directly adjacent to an historic resource and <br />historic district as designated on the Historic Resources Preservation Regulations Map <br />shall be reviewed by a qualified architect or architectural historian for potential impacts to <br />the adjacent historic district historic resource; and <br /> <br />WHEREAS, a qualified Architectural Historian prepared a historic evaluation to <br />analyze potential impacts of the Project on the historic district and adjacent historic <br />resources; and <br /> <br />WHEREAS, Section 40.8 (Permit Required) of Redwood City’s (“City”) Historic <br />Preservation Ordinance is not applicable because the existing structure on the project <br />site has been reviewed by a qualified architect or architectural historian as part of the <br />DTPP SEIR and was determined to not be a CEQA historic resource, potential historic <br />landmark, or historic site, and the Project does not lay within an historic district; and <br />
