Maintenance items shall include planting not limited to trees, shrubs, flowers, grass, and all appurtenances including irrigation systems and pedestrian scale lighting. Driveways – Abandoned driveways shall be removed and replaced with sidewalk, curb & gutter in accordance with City’s Engineering Standards pursuant to City Ordinance Chapter 29, Article III. New driveway approaches in any public right-of-way shall be constructed in accordance with City of Redwood City Engineering Standards, Volumes 1, 2 and 3 and in a manner approved by the City Engineer pursuant to City Ordinance Chapter 29, Article III. Driveway Design – At the time of Building Permit submittal, the design shall include: signage alerting vehicles of pedestrians crossing the sidewalk and an audible system alerting pedestrians of exiting vehicles. Street Design Standards – Street widening, improvements, and dedications shall be in accordance with the Engineering Standards Volumes 1, 2, and 3 and in a manner approved by the City Engineer.) Street Infrastructure Reconstruction - The applicant shall replace, repair, repave, or reconstruct street, curb, gutter and sidewalk pursuant to City Ordinance chapter 18, article XIV. The project frontage includes a portion of Broadway which experiences gradual subsidence due to the former location of Redwood Creek. As part of the project, any areas of subsidence within the project frontage shall be corrected. Corrective measures could include, but not be limited to, complete street reconstruction where necessary, and reconstruction of affected storm drain improvements. [COA][ENGINEERING] <br />59. Street Infrastructure Improvements – The applicant shall be responsible for street and sidewalk improvements beyond the project site frontage along Broadway to the driveway entrance to the City lot behind.
