Staff <br />requested Committee input on the types of potential design treatments for storefront <br />variation. The Committee recommended signage as a sufficient way of providing <br />variation to individual storefronts because the existing uniform storefront design is <br />architecturally appealing and does not allow for major changes. <br /> <br />Number of Entrances: The DTPP guideline (2.8.4.2.b) requires that each <br />storefront contain only one entrance if a business is occupying more than one storefront <br />bay. Fire code requires more than one point of egress for tenant spaces with an <br />occupancy greater than 50 people. The secondary entrance on Broadway also allows <br />for access to a public elevator that connects to the underground public parking area. <br /> <br />Clear Glazing: The DTPP guideline (2.8.4.2. b. & 2.8.4.2.F) requires clear glass <br />display windows. The windows installed on the ground floor are reflective and do not <br />contain clear glass. Although the display windows do not use clear glass due energy <br />code requirements, the glazing provides sufficient visibility to the interior. <br /> <br /> <br />Section 5. DPC2019-003: The Planning Commission of the City of Redwood City <br />deems the Project, consistent with the DTPP Downtown Planned Community Permit <br />DPC2019-003 (Zon. Ord. Section 47.4) and finds that: <br /> <br />A. The application implements the adopted Precise Plan. <br />The project implements the adopted precise plan as it meets the standards of the <br />DTPP. The project complies with the following DTPP goals and guiding principles <br />(Section 1.2.1 of the DTPP): <br /> <br /> Revive Downtown by creating a beautiful and memorable urban district <br />interwoven with the City’s identity. <br /> Provide the choice of “convenience living” <br /> Create a strong employment district and “vital center”. <br /> <br />The proposed project would occupy vacant tenant space at a prominent <br />intersection of downtown. The projet would provice multiple tenant spaces to provide <br />employment and choice to residents. The project meets all DTPP standards and the <br />guideline deviations (lineal frontage, storfront variation, number of entrances and clear <br />glazing) meet the intent of the DTPP, as determined by the AAC. The proposed project <br />is only an interior renovation and would not modify the exterior façade and would <br />comply with the architectural standards of the DTPP.
