In addition, the proposed <br />building is compatible in this area as it is surrounded by urban commercial uses <br />and high density residential uses. <br /> <br />i. The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or engineered <br />designs. <br />The City’s Engineering division has reviewed the Project’s landscape features <br />and areas, and bio-swale areas to capture and treat stormwater run-off prior to <br />discharge from the site, and determined that the Project complies with City <br />requirements. Conditions of Approval have also been incorporated that would <br />ensure compliance with the stormwater runoff requirements. <br /> <br />Section 4. Conditional Use Permit UP2019-003 (Section 42.4): <br />a. That the proposed use will be consistent with the various elements and <br />objectives of the general plan and any applicable Specific and Precise <br />Plans, and zoning regulations for the subject location. <br />The proposed hotel use is consistent with the various elements and objectives <br />of the General Plan, in that the MU-C Corridor, “category allows for the <br />reinvention of key corridors to support major transit and complementary <br />commercial and residential uses, encouraging transit use, bicycle use, and <br />pedestrian activity.” With the proposed hotel located on the Veterans corridor, <br />and within ½ mile of Redwood City’s Caltrain station, the hotel’s employees <br />and patrons would be encouraged, through a Transportation Demand <br />Management program, to utilize public transit, and encourage the use of <br />bicycles, pedestrian connections to access the hotel. <br /> <br />Additionally, the project would meet General Plan Policy BE‐15.1: Encourage <br />private property redevelopment initiative along the Veterans Boulevard <br />Corridor to create new Commercial‐Regional, Commercial‐ <br />Office/Professional, and Mixed Uses consistent with the Land Use Map. The <br />existing use on the project site is a gas station, and the new modern hotel <br />would redevelop the property with a use that is more compatible with the <br />General Plan and city’s goals and policies. <br /> <br />Regarding zoning regulations, the project also meets all applicable <br />development standards in the MUC-VB Zoning District and the parking <br />requirements of the Zoning Ordinance, with approval of a PD Permit. <br /> <br />b. That the proposed use is compatible with surrounding uses. <br />The project site is in a Mixed Use Corridor and because of its adjacency to the <br />Redwood City’s downtown, would provide guests easy access to retail, <br />restaurants, and services. The proposed project would enhance neighborhood <br />character through the development of a well-designed, contemporary building <br />that includes a number of off-site improvements such as wider sidewalks, <br />pedestrian scale lighting, street trees, bicycle lanes, and green infrastructure <br />improvements. The hotel use is also fully compatible and would complement <br />its surroundings as it is adjacent to Redwood City’s downtown, within ½ mile
