That the use and its associated structures and facilities will not be <br />detrimental to the public health, safety, or welfare of the people and <br />property of Redwood City. <br />The proposed hotel will not be detrimental to the public health, safety, or welfare <br />of the people of Redwood City because the use would take place indoors and <br />is not associated with noise, odors, or hazardous materials. <br /> <br />d. That the use and facilities will not adversely affect or conflict with <br />adjacent uses or impede the normal development of surrounding <br />property. <br />The development and use will not adversely affect or conflict with adjacent uses <br />or impede normal development of surrounding properties. The project meets all <br />required development standards, and is located directly adjacent to Redwood <br />City’s downtown area, providing hotel patrons with access to amenities within <br />the downtown. The proposed hotel is compatible with and would complement <br />the surrounding urban commercial and residential uses. <br /> <br />e. That adequate public and private facilities such as utilities, landscaping, <br />parking spaces, and traffic circulation measures are or will be provided <br />for the proposed use. <br />The proposed project would include numerous infrastructure, utility, and <br />landscaping upgrades including: new street trees, widened sidewalks, <br />pedestrian scale lighting, stormwater treatment, and green infrastructure. <br /> <br />The project also includes on-site parking and valet service that would meet the <br />required off-street parking for the use. In addition, the project is within ½ mile of <br />the Caltrain station, provides bicycle parking on-site, and has submitted a <br />Transportation Demand Management plan to reduce single-occupancy vehicle <br />trips. <br /> <br />f. Other findings required to be made in specific zoning districts as set forth <br />in the Zoning Ordinance. <br />No other findings are applicable. <br /> <br />Section 5. Tentative Map TM2019-002: The project requires approval of a Tentative <br />Map per the Subdivision Ordinance. In the exercise of its independent judgement, the <br />Commission finds that: <br />a. The map, design, or improvements of the proposed subdivision are <br />consistent with the general or specific plans, the zoning ordinance, or <br />subdivision improvement requirements. <br />The proposed subdivision and associated improvements are consistent with <br />Redwood City’s General Plan, Municipal Code, Zoning Ordinance, and all <br />applicable subdivision improvement requirements, in that the project meets the <br />requirements for lot design, utilities, and improvements to the right-way. <br /> <br />b. The site is physically suited for the proposed type or density of <br />development.
