The overwhelming majority <br />of houses in Dingee Park, through the mid-1920s, were designed in this style, and <br />while many of them have been altered or demolished, many others survive. The <br />surviving houses, along with the Redwood City Woman’s Club, evoke the appearance <br />and aesthetic of the neighborhood during its earliest decades and are significant for <br />this reason. <br /> <br />B. It is identified with persons or events significant in local, State or national <br />history. <br /> <br />This club building is most closely associated with Mrs. C. E. Cumberson and Aileen <br />Finkler. They are important in Redwood City’s history primarily for their role in founding <br />the Redwood City Woman’s Club. Many other women also contributed to the club <br />during its early years, but Cumberson and Finkler contributed with the most vision and <br />energy. Because of the importance of the club in Redwood City’s history and its <br />founders, this building has significance because of its association with them. <br /> <br />C. It embodies distinctive characteristics of a style, type, period or method of <br />construction, or is a valuable example of the use of indigenous materials or <br />craftsmanship. <br /> <br />This building is a fine example of the Craftsman style. The notable features include its <br />hipped and gabled roof, the shingled exterior, the gabled porte cochère, the broad <br />eaves and carved rafter tails, the recessed porch, and the wooden and steel sash <br />windows. The 1939 addition is a contributing feature. When it becomes fifty years old <br />in 2023, the 1973 addition may be considered a contributing feature as well . Generally, <br />properties eligible for listing in the National Register are at least 50 years old. <br />Properties less than 50 years of age must be exceptionally important to be considered <br />eligible for listing. <br /> <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF REDWOOD CITY, AS FOLLOWS: <br /> <br />Section 1. The Planning Commission, having independently heard, considered, and <br />weighed all the evidence in the record, finds that the above recitals are accurate and <br />constitute findings in this matter, and together with the staff report and all application <br />materials, including without limitation the development plans, and all other documents, <br />reports, studies, memoranda, maps, oral and written testimony, and materials in the City’s <br />file for the application, and all adopted City planning documents relating to the Project and <br />the property including the City’s General Plan, Zoning Ordinance, Municipal Code, other <br />applicable City laws and regulations, and all associated approved and certified environmental <br />documents, have together served as an adequate and appropriate evidentiary basis for the <br />findings and actions set forth in this resolution. <br />
