Therefore, the home is identified with <br />significant persons in local and regional history. <br /> <br />Criterion C: It embodies distinctive characteristics of a style, type, period or <br />method of construction, or is a valuable example of the use of indigenous <br />materials or craftsmanship, because the home was designed by a notable <br />architect, has a notable architectural design from the Bay Area Tradition late <br />second phase, and is an inventive and distinctive example of mid-20th century <br />domestic architecture. The elements characteristic of these typologies include <br />the use vertical redwood siding, broad eaves in the gabled roof, and exposed <br />rafters.. <br /> <br />Criterion D: It is representative of the notable work of a builder, designer, or <br />architect, because the house was designed by a notable architect, Edwin <br />Wadsworth, who was known for designing many homes during the 1950s-1970s. <br /> <br />WHEREAS, said property and applicant do qualify for a Historic Preservation <br />Agreement; and <br /> <br />WHEREAS, it is in the best interest of the City of Redwood City and the residents <br />therein, that a preservation agreement be approved to assist in the restoration and <br />preservation of the subject property. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF <br />THE CITY OF REDWOOD CITY, AS FOLLOWS: <br /> <br />Section 1. The Planning Commission, having independently heard, considered, <br />and weighed all the evidence in the record, finds that the above recitals are accurate <br />and constitute findings in this matter, and together with the staff report and all <br />application materials, including without limitation the development plans, and all other <br />documents, reports, studies, memoranda, maps, oral and written testimony, and <br />materials in the City’s file for the application, and all adopted City planning documents <br />relating to the Project and the property including the City’s General Plan, Zoning <br />Ordinance, Municipal Code, other applicable City laws and regulations, and all <br />associated approved and certified environmental documents, have together served as <br />an adequate and appropriate evidentiary basis for the findings and actions set forth in <br />this resolution. <br />Section 2. The Planning Commission finds that the proposed Project is exempt <br />from the requirements of the California Environmental Quality Act under Section 15308 <br />Class 8 (Actions by Regulatory Agencies for Protection of the Environment) and Section <br />15331 Class 31 (Historical Resource Restoration/Rehabilitation).
