ATTY/RESO.0116/PC RESO DENYING APPEAL FOR 645 SAPPHIRE
REV: 11-03-2020 PR
Page 3 of 10
C. The extent to which the structure conforms to the general character of other
structures in the vicinity insofar as the character can be ascertained and is
found to be architecturally desirable;

The project site is located in an area with a varied mix of architectural styles. The
bulk, massing and height of residences vary widely, ranging between single and two
story residences. The proposed structure incorporates features common in the
neighborhood such as compatible roof forms and pitches. The second story has a
setback of 28 feet from the front property line, where 15 feet is required and an
overall height of 20 feet, where 28 feet is allowed under the designated R-1 zoning
district. The increased setbacks and limited height help to reduce the vertical
massing and maintain the streetscape frontage by following the setback and height
pattern of structures in the vicinity and surrounding neighborhood.

D. The extent to which excessive ornamentation is to be used and the extent to
which temporary and second-hand materials, or materials which are imitative
of other materials, are to be used;

The proposed design utilizes common exterior materials including craftsman wood
style siding and shingle composition roofing. The proposed materials are common
throughout single-family residences in Redwood City and are not considered
temporary or second-hand materials. In addition, the house does not include
excessive ornamentation.

E. The extent to which natural features, including trees, shrubs, creeks, and
rocks, and the natural grade of the site are to be retained;

No tree removal or vegetation removal is proposed as part of the project. All existing
landscaping would be retained.

F. The accessibility of off-street parking areas and the relation of parking areas
with respect to traffic on adjacent streets;

The project site provides the required two parking spaces, one of which is covered,
for a single-family house.
