Outdoor or unenclosed area in a residential development on <br />the ground, or on a roof, balcony, deck, porch or terrace designed and accessible for <br />outdoor living, recreation, pedestrian access or landscaping, but excluding parking <br />facilities, driveways, utility or service areas, or any required front or street side setback <br />area. <br /> <br /> <br />[Article 6, Sections 6.1, 6.2, 6.3, and 6.10 are amended as follows] <br /> <br />Article 6 - R-2 (RESIDENTIAL—DUPLEX) DISTRICT <br /> <br />6.1 - Purpose. <br />To stabilize and maintain the residential character of the district and permit a <br />suitable environment for family living on a smaller scale by permitting a higher density <br />with two (2) or three (3) families to the lot, or low-scale multi-family dwellings planned <br />development including attached and detached single-family homes on small lots, while <br />maintaining individual privacy, open space, and facilities. <br /> <br />6.2 - Permitted Uses <br /> <br />A. Single-family dwellings; <br />B. Two (2) family (duplex) dwellings; <br />C. Multifamily dwellings Three (3) family (triplex) dwellings ; <br />D. Accessory dwelling units subject to the provisions of (Article 37) <br />E. Four (4) or more dwellings in a single development with approval of a Planned <br />Development Permit. <br /> <br />6.3 - Accessory Uses. <br />The following structures and uses are permitted in the R-2 District when accessory <br />to and constructed or commenced concurrently with or subsequent to uses permitted <br />under Sections 6.2 and 6.4 and in accordance with the specified regulations: <br />A. Home occupations (Section 31.12); <br />B. Short term rental uses (Section 31.3); The providing of rooms or board for not <br />more than two (2) persons provided such room and board is furnished in the main <br />building only; <br />C. Accessory dwelling units (Article 37); Other accessory uses and structures <br />customarily appurtenant to a permitted use; <br />D. Family childcare homes (Article 39) in accordance with the provisions of Section <br />39.3.. <br />E. Other accessory uses and structures customarily appurtenant to a permitted <br />use. <br /> <br /> <br /> <br />
