ATTY/RESO.0012/PC RESO GRANTING APPROVAL OF AN ARC PERMIT FOR 240 TWIN DOLPHIN DR <br />REV: 03-11-2021 PR <br />Page 3 of 21 <br />The proposed project meets the maximum 100’-0” height limit and does not <br />exceed the maximum Floor Area Ratio of the CP Zoning District, when <br />considering the FAR bonus. The office building and parking garage are well <br />designed with a consistent architectural style throughout each elevation <br />including well-proportioned to create a balanced and harmonious <br />appearance. The office building and parking garage are compatible with <br />each other and maintain a harmonious appearance. The project was <br />reviewed by the AAC, which determined that the size and design of the <br />structure was appropriate for the site. <br /> <br />c. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable. <br />The project site is located near multi-story commercial offices and hotels. <br />The building’s proposed contemporary architectural style with quality <br />exterior materials conform to both the existing land uses surrounding the <br />project as well other building designs within Redwood Shores. <br /> <br />d. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used. <br />The Project does not utilize excessive decorative ornamentation and <br />instead provides high quality exterior materials including: glass, spandrel, <br />curvilinear glass curtain walls, vertical glass fins, metal panel cladding, tinsel <br />mesh screening, and a kinetic wall. The exterior materials are not imitative <br />of other materials. <br /> <br />e. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained. <br />The project would retain existing pine trees fronting the site and a <br />landscaping berm along Twin Dolphin Drive. The project would include on- <br />and off-site improvements to the Belmont Creek trail including widening the <br />existing trail to eight feet, trail regrading with decomposed granite, <br />wayfinding signage, and upgrading amenities such as benches, and <br />lighting. The project would provide significant landscaping, open spaces, <br />and improve connectivity to existing pedestrian networks that increases the <br />quality of natural features. In total the project would remove 62 trees, retain <br />56 trees, and plant 66 new trees. <br /> <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br />The development includes five levels of structure parking at the rear of the <br />site accessed by Twin Dolphin Drive and Shoreline Drive and complies with <br />the City’s parking requirements for an office use. <br /> <br />g. The reservation of landscaping areas for the purposes of separating <br />or screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating <br />or screening parking lots from the street and adjoining building sites, <br />and separating building areas from paved areas to provide access <br />from buildings to open space areas.
