The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance; <br /> <br />The proposed structure utilizes a variety of methods to avoid monotony in the <br />elevations. The design includes recesses and stepbacks to provide articulation <br />and break up the first and second story massing. In addition, the design includes <br />architectural features to retain the architectural integrity of the historic structure <br />such as matching roof-slopes utilizing the same Spanish tile roofing material, <br />rough textured stucco cladding and steel sash windows. <br /> <br />B. The size and design of the structure shall be considered for the <br />purpose of determining that the structure is in proportion to its building <br />site and that it has a balance and unity among its external features so as to <br />present a harmonious appearance; <br /> <br />The proposed addition and existing development onsite meet all applicable <br />development standards that address massing, including setbacks, height and lot <br />coverage. The project is designed to be proportional to the site by providing <br />adequate building articulation breaking up the addition with varying roof heights <br />and incorporating stepbacks on the second story to further reduce the <br />appearance of mass and bulk. The project is designed to be harmonious and <br />compatible with the architectural style of the existing residence by incorporating <br />similar roof forms and pitches, and matching existing colors and materials. <br /> <br />C. The extent to which the structure conforms to the general character <br />of other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable; <br /> <br />The proposed addition is consistent with the size and scale of the neighborhood, <br />which consists of mainly two-story structures. The historic character of the <br />property will be retained and preserved, especially with respect to the <br />streetscape and neighborhood compatibility. The additions, as proposed, are <br />situated towards the rear and along the side of the property creating minimal <br />visual impact from the streetscape frontage. By retaining and matching the <br />architectural style and exterior materials, the proposed additions would not <br />detract from the existing home, thus retaining the historical integrity of the <br />structure. Specifically, the existing exterior materials of stucco would be <br />incorporated throughout the new addition, window types and styles would be <br />consistent (steel sash windows), and the design incorporates matching roof- <br />slopes utilizing the same Spanish tile roofing material. <br /> <br />D. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials which <br />are imitative of other materials, are to be used; <br />
