The multi-family residential project is <br />compatible and would complement surrounding urban commercial uses and <br />other adjacent residential uses. In addition, the building’s contemporary style <br />with quality exterior materials conforms to the urban environment of the area. <br /> <br />d. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used. <br /> <br />The Project does not utilize excessive decorative ornamentation and utilizes <br />high quality exterior materials including: stucco, wood siding, iron guard rail <br />decks and shake shingle roofing. The materials are not temporary, second- <br />hand or imitative. <br /> <br />e. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained. <br /> <br />The project site is flat, does not contain any natural features, and is already <br />developed with an existing single-family residence (to be demolished). The <br />Project would enhance the appearance of the site with new landscaping, <br />street trees, and bio-retention planters. The landscaping plan includes the <br />preservation and retention of existing trees along the front and rear of the <br />property (one 14” Sycamore tree and one 54’’ Redwood tree), and the <br />installation of new trees and decorative plantings and shrubs. Two trees are <br />proposed for removal to accommodate driveway improvements (one 18” <br />Magnolia tree and one 6” Holly tree). A condition of approval will require a <br />Tree Removal permit per the Tree Preservation Ordinance for proposed tree <br />removal on the site. Community open space is proposed to the rear of the <br />site including landscape pottery, decorative pebble and outdoor bench. <br /> <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br /> <br />The drive way and garages are accessible from Vera Avenue and meet <br />applicable standards for width and size. <br /> <br />g. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating <br />or screening parking lots from the street and adjoining building sites, <br />and separating building areas from paved areas to provide access <br />from buildings to open space areas. <br />
