Such other findings of conflict with written public policy or with the <br />public interest as the Planning Commission may determine. <br /> <br />The Project does not conflict with any written public policy or with the public <br />interest. <br /> <br />g. In addition, the following finding is required by Government Code <br />Section 66473.5: The proposed subdivision, together with the provisions <br />for its design and improvement, is consistent with the General Plan. <br /> <br />The proposed Tentative Parcel Map and land use is compatible with the <br />objectives, policies, general land uses, and programs specified in the City’s <br />General Plan, as described in the staff report. While the state law also <br />references specific plans, there is no specific plan that applies to the project <br />site. <br /> <br />Section 5. Architectural Permit AP2020-008 (Section 45.4): The Commission <br />finds that, among other reasons: <br /> <br />a. The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance. <br /> <br />The building is designed in a contemporary style and utilizes articulated <br />elevations, varied roof heights, and a mix of materials to break-up the <br />massing, height, and scale. The building base utilizes different materials, <br />front entry frames, and landscaping, as well as a clearly defined entryways. <br />The building contains numerous and well-proportioned windows, openings, <br />and glazing. The massing would utilize material transitions, recesses and <br />bump outs for architectural interest and to break up the massing. <br /> <br />b. The size and design of the structure shall be considered for the <br />purpose of determining that the structure is in proportion to its building <br />site and that it has a balance and unity among its external features so as <br />to present a harmonious appearance. <br /> <br />The proposed design meets all applicable development standards that <br />address massing, including setbacks, height, open space and is designed to <br />be proportional to the site. The Project meets the maximum 35’-0” height <br />limit, and the required setbacks. The building is well designed with a <br />consistent architectural style throughout each elevation, including well- <br />proportioned and consistent design that creates a balanced and harmonious <br />appearance. <br /> <br />c. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable.
