Bicycle Parking – Provide for five secure bicycle storage spaces in the parking garage and two inverted bicycle racks in the public right of way, which should be demonstrated this on the building permit plans. [COA][ENGINEERING] <br />12. Street Trees - A total of 13 (24-inch box) street trees shall be planted along the Marshall Street, Beech Street, and Broadway Street frontages. The tree species and location will be determined by the City Arborist. These improvements shall be included as part of the building permit submittal package. Newly planted trees shall be both irrigated and maintained by the applicant. [SDR][PLANNING] <br />13. Tree Removal Permit - The applicant shall obtain a Tree Removal Permit for the removal of all six trees on-site, defined within the City’s Tree Preservation Ordinance. [SDR][PLANNING] <br />14. Repair or Replace Street Infrastructure - The applicant shall replace or repair street, curb, gutter, driveway approaches, sidewalk and streetscape treatment to City standards and as determined by the City Landscape Architect. [SDR][ENGINEERING] <br />15. Repaint Streetlights – Repaint, or refurbish if necessary, existing pedestrian street lights adjoining the project site. [COA][PARKS&REC] <br />16. Stormwater Runoff - Post-construction runoff into the storm drain shall not exceed pre-construction runoff levels. The applicant’s design professional shall evaluate the project’s impact to the City’s storm drainage system and shall substantiate their conclusions with drainage calculations to the satisfaction of the City Engineer. The project shall be designed in conformance with the Drainage Guidelines for Commercial Development. [SDR] [ENGINEERING] <br />17. Exterior Lighting – Provide a lighting plan for proposed exterior lighting, including cut sheets, a photometric site plan demonstrating light levels and a diagram showing light spillover. This information shall be included in the building permit plans. New light sources must not introduce glare or light effects that spill off the property. [COA][PLANNING] <br />18. Transportation Demand Management Program and Parking - The hotel operator shall implement the Transportation Demand Management program prepared by Hexagon Transportation Consultants, dated December 17, 2018. Valet services will be provided free of charge to hotel guest 24 hours a day, seven days a week. [COA][ENGINEERING] <br />19. Loading – Provide one loading berth and one loading area according to the requirements and dimensions outlined in Section 30.8 of the Zoning Ordinance. [COA] [ENGINEERING]
