That the proposed use is compatible with surrounding uses. <br /> <br />The proposed use would revitalize and improve upon the existing lodging facility <br />by constructing a modern hotel facility that would complement the adjacent <br />residential and commercial uses. Compared to the existing motor court-style motel <br />with guestroom entries and hallways at the exterior of the motel, each guestroom <br />in the proposed hotel is contained within the interior of the hotel, which reduces <br />opportunities for nuisance activity that is incompatible with surrounding uses. <br /> <br />c. That the use and its associated structures and facilities will not be <br />detrimental to the public health, safety, or welfare of the people and property <br />of Redwood City. <br /> <br />The proposed hotel and facilities will not be detrimental to the public health, safety, <br />or welfare of the people and property of Redwood City, in that a hotel use is rarely <br />a source of significant noise, odors, or other neighborhood disruptions. <br /> <br />d. That the use and facilities will not adversely affect or conflict with <br />adjacent uses or impede the normal development of surrounding property. <br /> <br />The proposed hotel would not adversely affect or conflict with adjacent uses or <br />impede the normal development of surrounding properties. The project is located <br />on a major downtown corridor and the hotel would be self-contained with all <br />parking located on-site. Employees and patrons would be able to utilize public <br />transportation. The hotel would be consistent with and complement the other types <br />of commercial and residential uses in the area and function as a transition from the <br />surrounding residential and commercial uses to the downtown area. The new hotel <br />may serve to encourage further revitalization and redevelopment of surrounding <br />properties. <br /> <br />e. That adequate public and private facilities such as utilities, <br />landscaping, parking spaces and traffic circulation measures are or will be <br />provided for the proposed use. <br /> <br />The project site is currently serviced with adequate public utilities and infrastructure <br />and would be dual plumbed for recycled water. Additionally, the infrastructure <br />would be improved in that overhead utility lines would be undergrounded and all <br />four corners of Broadway and Beach would be improved with bulb-outs for <br />improved pedestrian safety and access. The site and public right-of-way <br />improvements would consist of new landscaped areas with street trees, bicycle <br />racks, and wide pedestrian-friendly sidewalks. <br /> <br />On-site parking would consist of 91 parking spaces. Although the zoning code <br />requires 112 spaces, the applicant has submitted a Traffic Report and <br />Transportation Demand Management Plan (TDM) that provides methods to <br />mitigate the parking deficiency.
