The architectural design and scale of the proposed hotel are suited <br />to the area and are in keeping with similar new construction and remodels in the <br />area. The AAC recommended approval of the project and found the project to be <br />architecturally desirable. <br /> <br />d. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials which <br />are imitative of other materials, are to be used; <br /> <br />The proposed hotel exterior materials would be designed without excessive <br />ornamentation. The design includes high-quality exterior materials and finishes <br />including fiber cement siding, vinyl windows, precast plinths, and cement plaster <br />cladding. The building includes large glazing, precast trim elements, metal <br />canopies, and metal sunshades above windows. The project is designed to <br />minimize the appearance of massing through façade articulation. <br /> <br />e. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained; <br /> <br />The project would include removal of six existing trees at the site and would plant <br />10 new street trees spaced along three street frontages. The site is flat and would <br />retain the natural grade of the site. <br /> <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets; <br /> <br />Access to an off-street parking garage would be provided from Beech Street. The <br />parking garage would contain 91 parking spaces, including motorcycle spaces and <br />ADA accessible spaces. The parking would be managed by a 24-hour valet service <br />to ensure minimal queueing. There would be two loading space along Beech and <br />two passenger loading spaces on Broadway to handle any overflow queueing. The <br />site would provide 91 parking spaces for 112 guest rooms, which, in a parking <br />analysis performed by Hexagon Traffic Consultants (dated March 14, 2023), was <br />found to be sufficient for the site. Staff finds the proposed parking to be consistent <br />with Parking and Storage Regulations in article 53.6 of the zoning code. <br /> <br />g. The reservation of landscaping areas for the purposes of separating <br />or screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating or <br />screening parking lots from the street and adjoining building sites, and <br />separating building areas from paved areas to provide access from buildings <br />to open space areas; <br /> <br />The site would contain landscaping buffers behind sidewalks. The parking would <br />be enclosed in the building and would not result in large expansive paved areas. <br />The required openings for ground floor parking would be designed to match the
